Following a detailed conversation with Glenn focused on Land Use & Development Code definitions and intent of Zone District Dimensional Limitations (Table 3-20L) we do not have the ability to support your position that this barn structure qualifies as "Non-Residential" and it is therefore required to comply with the 25-foot building height requirements. Engineered Site Grading & Drainage Requirement - Just to reiterate our conversation, given that plans for the primary residence (Building Permit #BLRE-07-21-6979) already included site grading plans as prepared by Roaring Fork Engineering, we will waive this requirement for the barn project. However, we will still require an Engineer's certification that flood plain issues and requirements referenced in Plat Note #14 have all been addressed at both project locations (primary residence + barn). As you may be aware, the Building Department has been significantly short staffed since October and our turnaround timeframes have been adversely affected by this situation. I have recently returned to Garfield County to become the new Chief Building Official and although we are still looking to fill a Building lnspector position, we hope to be back to full strength soon. I have recently stepped in to provide plan review services on the Switzer Barn project, and there are several issues that must first be addressed prior to issuance of a building permit for this project.
