Assessor # 239131200004 APPLICANT James Funsten SUBJECT Request for a Director’s Determination REQUEST BACKGROUND The applicant is requesting a director’s determination regarding an unlisted use, per 4-402.C. The request is attached as Exhibit A. The applicant is planning on installing electric charge stations for vehicles associated with the contractor’s yard (small) operating on the property under the Land Use Change Permit recorded at reception # 2391-312-00-004 (the application # was GAPA-12-17- 8601). A copy of the permit is included in Exhibit B. In addition, the applicant wishes to install an unmanned charging station that would be available to commercial vehicles by appointment. The applicant also indicated that it would not increase the traffic on the site to a level that, when combined with the small contractor’s yard, would not exceed the permitted 10 trips per day for that use. STAFF ANALYSIS Based on Mr. Funsten’s representations, the single charging station would operate within the ADT permitted for the existing contractor’s yard. The information indicated that additional lighting would be downcast. It should also conform with all requirements of 7-304 Lighting Standards. The representations state the charging station would be adjacent to and within the setbacks established by the existing permit, and any additional equipment maintained within existing facilities. Due to the representation that charging services would be limited to commercial vehicles and emergencies, staff believes the facility would be able to operate within the existing permit’s parameters. DIRECTOR DETERMINATION Based on the limited expected impacts, the Director has determined that the proposed use can be considered accessory to the existing permit and no additional Land Use Change permit is required for this use at this time.
