Dear Mr. and Mrs. Joiner:
The Design Review Committee (DRC) completed final review of your submitted plan set for lot H-37,
120 Saddleback Road attheir regular meeting held February 8,2022.
Receipt of the $20,000 builder's completion deposit, $4,500 SAF and $5,500 CRAF is hereby
acknowledged. As stated in the prelirninary approval letter, the DRC fee of $7,500 was paid at the
preliminary meeting. Please be aware that this basic fee covers preliminary application processing,
neighbor notification, preliminary review, final application processing, final review, the pre-
construction meeting, dry-in inspection, grading inspection, final inspection, project oversight, and
project closeout.
This basic fee does not cover time to review incomplete submittals, design elements not in compliance
with the Design Guidelines, change order requests, any violation of the Construction Rules and
Regulations, and re-inspections and/or meeting time due to non-compliance with the final DRC
approved plans set. Any DRC time spent outside the basic fee scope of work shall be charged at the
following rates:
DRC Meeting time - $6251hr.
DRC Adrninistrator - $125lhr.
DRC Architect - $250/hr.
DRC Landscape Architect - $250/lr
The DRC approved the final set of plans based upon the following:
Provide one sets of fìnal plans to DRC Administrator with all updates as noted below:
1. Add note thin cut stone will have corner returns of 6" minimum or greater on all exposed ends,
see section 5.6 C.
2. Add size of banding at material joints note all metals.
3. Detail chimney caps.
4. Please add the gauge of metal roofing.
5. Please add size offascia boards.

6, Civil plan needs to be updated.

Site Materials Mock-up - A materials oolor mock-up wall must be built on-site within 30 days of the
start of construction and installed on the outside of the construction f"ence. The DRC will make a final
decision on color and materials at this time.
Plantings - Must be installed as approved on the landscape plan with type and size specified.
NOTE: It is understood by the DRC thar all projects going ftirv'ard are ctware of the inherent ri,vkç
associated u,ith construction costs and moterial delays at this time. If yott chose to move forw'ard v'ith
construction, the DRC witl not grant a variance to the lï¡nonth constntction dectdline due to
escalating project costs. Constntctíon delays will only be considered if the applicnnt can prove that a
particular material(s) is unovailal:le. This would require applying to the DRC for a ttariance request'

Variance requests shall be enniled to the DRC Adtnínistrator in advance of øn1, proiect delays. The
variance request u'ill be placed on the next available DRC AgendaJ'ot revie'w.
The DRC requires a building height verification survey to be completed prior to the rough framing
inspection (rough-in) inspection and perfonned by a Colorado professional land surveyor and shall
include a statement by the surveyor stating whether the building is or is uot in compliance with
Garfield County building height rules. The owner or owner's representative shall submit a completed
height verification survey to the Aspen Glen DRC. The standard fonn (and other fonns and
information) that shall be used is found on our website aspenglenhoa.com.
An on-site pre-construction meeting is required before construction may commence. Also, a rough-in,
dry-in and a grading inspection are requiled during the construction phase of the residence. Please
contact the DRC Administrator to arrange for these inspections per the Design Guidelines and for a
final site inspection by the DRC. A Letter of Satisfäctory Completion or Conditional Letter of
Satisfactory Completion MUST be issued b)¡ the DRC before appll¡ing for a Certificate of Occupancy
from Garfieid County. Details of these procedures are contained in the Design Review application
packet.
Prior to closing the file and returning the buiider's completion deposit, copies of the Certificate of
Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may
elect to withhold a portion of the Builder's Completion Deposit to ensure that final landscaping is
completed, and growth is assured.
Finally, the HOA has adopted a schedule of Violations & Fines. A copy of the schedule is attached to
this letter and will be provided at the pre-construction meeting. Please familiarize yourself and your

contractor with this document, then sign, date, and email to the DRC Administrator. The Pre-
construction meeting will not be held until the signecl document is received.
Please keep in mind that a copy of your approved plans will be kept on file for periodic review by the
Design Review Committee to assure compliance with your approved plans. Any anticipated changes
from your approved plans must be submitted to, reviewed by, and receive approval from the Design
Review Committee prior to making any changes.
