I have finished my preliminary review for the JOINER residence, and have a few questions:
L. Architect Sheet 1.3 references a 382 sq ft upper level floor plan space in vicinity of the attached
garage. Do you have a separate upper levelfloor plan sheet with the proposed use(s) clearly
labeled? lf so I need (2lfull size plan sheets to review. l'm trying to understand where the garage
stairs lead to and f there's a garage - dwelling unit separation (Table R302.6)? Perhaps this is a "faux"
vaulted space to create increased natural light into the garage below, and the garage main level stairs
has been deleted from the project? Let me know if l'm missing any pages: I have 3.1,3'2,3.4 and
3.6???
2. Architect Sheet 3.1 references crawl space throughout; and Archítects Sheet T.L details F5, F6 and F7
allude to a crawl space configuration in the floor detaíls. Structural sheet S2.0 reference slab on grade
and is "silent" or "moot" on inclusion of a crawl space? Will there be a crawl space in some portion of
the building foundation design? Or will it be fully slab on grade? I want to determine before releasing
the building permit so we can accurately inspect the job and so I may determine your adjusted building
valuation. This may impact the overall fees collected at permít issuance, (we don't want to charge an
incorrect amount).
