St. Finnbar Farm Amended Final Plat FPAA' 09-21-8860 Dear Mr. Rawley: This letter is sent to you as the authorized representative for the application FPAA-09-21- 8860, SL Finnbar Farm Amended Final Plat of Lot 12. The application requested amendments to the lot's building envelope. The property is located at L2 SL Finnbal Farm Rd, Carbondale Co in Section 31, Township 7, Range 87. The property is furthet' described in the St, Finnbar Farm Subdivision plat at Reception #574731with Garfield County Clerk and Recorder's office. The Application has been reviewed in accol'dance with the Arnended Final Plat and Administrative Review procedures contained in the Land Use and Development Code as amended. Said provisions require a decision by the Dil'ector of the Community Development Department on whether to approve, approve with conditions, ol' deny the request The Director's Decision is her-eby issued approving your Application with a finding that the Applicant has completed all public notice requirements and that subject to compliance with cónditionr of approval the Amended Finat Plat of Lot 12 CIf St. Finnbar Farm Subdivision, meets the requirements and standards of the Garfield County Land Use and Development Code includlng ttre Amended Plat Review Criteria contained in Section 5-305. The approval is subject to the following conditions of approval' L. That all representations contained in the Application submittals shall be conditions of approvàI, unless specifically amended or modified by the conditions contained herein, 2. Final edits to the proposed plaÇ including plat notes, certificates, and title, shall be submitted to the County for review and acceptance prior to subrnission for execution and recording. 3. Prior to the submittal of the Final Plat for execution and recording all plat notes from the St, Finnba¡ Farm Subdivision's plat at Reception #574731 with the Galfield County Clerk and Recorder's Office will be included on the final plat ol'the final plat shall include a plat note stating "All plat notes found on the St, Finnbar Fat'm subdivision Plat at Reception #5 7473 1 remain in effect on this plal" 4. prior to the submittal of the Final Plat for execution and recording, the Final Plat shall be updated to meet the requirements Section 5-402.F Final PIat including: a. Removal of improvements not required by the Section 5-402 Final Plat. 1 b. Include any floodplains or wetlands previously mapped by the Sl Finnbar Subdivisiolt. c, Include all certificates, notices, and statements as required. rl. Prior to the submittal of the Final Plat for execution and recording, documentation of no impacts on the ditch or designs mitigating impacts on the ditch will be submitted. If the ditch is to be abandoned, a letter from the ditch operatol' docurnent the ditch's abandonrnent shall be submitted and the ditch shall be removed from the Final Plat a. Any ditch and associated easements still in existence shall be included on the Final Plat in accordance with Section 7-201.8. The Land Use and Development Code requires notification to the Board of County Commissioners for their review and potential call-up of the Director's Decision. The Board review is for a period of 10 calendar days commencing on the date of the Director's Decision. You may request the decision be called up to the Boald during this period, The call-up period shall expire on November 25tr'. The Amended Final Plat will be scheduled on the Board of County Commissioner's consent agenda aftel expiration of the call-up period and once all conditions of approval have been satisfiecl including etliting of Lhe plat and acquisition of all necessary signatures. Please note that you will have 90 days from the date of approval to submit a plat suitable for recording. Extensions of tllis time period may be requested prior to the expiration of the original time limit.
