A storage area cannot be a
future bedroom or living area. lt really is limited to just storage for now and ever more. As
long as the clearances are provided for each appliance, a washer and dryer can be in the
mechanical room.

Hi Patrick!
It was nice to speak with you this morning. I would like to know the specific Garco position
on the code's legal description for what they are (property owner's certificate of compliance/
accessory dwelling unit/effective date October 19,2020)(page 3) calling a utility room being
exempt from habitable floor area?? I intend to incorporate an I x 10 mechanical/utility room
in my ADU that I am getting ready to build. The water heater ¿¡fl fg,rflee€r-will be installed in
that room. Also,
if the code allows, I would like to put a washer dryer in there as well. I would also like to
know code's definition of "storage area" as referred to in the same paragraph under "floor
area" on page 3.
I would like to thank you for your hard work and diligence in getting the "use by right" for
a 1000 square-foot ADU into the hands of the people of this County! Many of those units,
as l'm sure you know will be used as a place for our families to live in, in a valley that is
very difficult to reside in!
