HomeMy WebLinkAboutInspection Addendum Letter 12.08.2021 ●●● ●●●● 18967.Neuvirth December 8, 2021 Jonny Neuvirth jonny.neuvirth@govhc.com Re: Foundation Summary Letter - Inspection Addendum 84 White Peaks Lane Glenwood Springs, Colorado Dear Mr. Neuvirth: You had originally contacted Knott Laboratory, LLC (Knott) and requested that we review the provided documentation and information regarding the push piers and opine on their basic layout and design. Knott conducted calculations based on the estimated loading conditions and reviewed the push pier logs. Knott issued a Foundation Summary Letter dated January 25, 2021 in which Knott determined, “…the push piers were installed consistent with typical industry standards and appear to be performing as intended.” More recently, Knott was requested to conduct a site visit to further confirm the condition of the residence and to opine on the push pier performance. Knott’s Samuel Henning, P.E., conducted onsite observations on December 7, 2021. The current property owner granted Knott access to the residence, and nobody was present during the inspection. Knott observed the exterior, interior, and crawlspace of the subject residence. The exterior of the residence did not exhibit signs of recent distress in the form of cracking to the exterior siding. Around the garage opening, there were two minor diagonal cracks in the siding with red paint within them to indicate the cracks were historic and had been painted previously. Additionally, the corresponding interior drywall in the garage at this area did not exhibit similar cracks which further indicated it had been fixed/replaced historically and that the cracks in the siding were historic as well. At the interior, Knott did not observe distress or drywall cracking to indicate foundation movement had occurred since the push pier installation. Knott understands the main floor originally exhibited approximately 8-inches of movement before the push-piers were installed. Knott conducted a floor elevation survey on the main floor using a high-precision altimeter (Zip-Level). The floor survey indicated 0.7-inches of total elevation change across the entire main floor. This indicated the push piers significantly leveled the floor and the floor elevation was now within typical tolerance for repairs such as these. The lack of interior distress indicated that no obvious foundation movement had occurred since the push piers were installed. In the crawlspace, Knott observed the concrete foundation stemwalls – the foundation is supported directly by the push piers. There was no indication of excessive stress or damage to the foundation. The push piers were installed around the exterior perimeter of the foundation and not observable from the interior crawlspace. The push piers were backfilled and are not visible ●●● ●●●● from the exterior either. Although not directly observable, there was no indication of issues with the push piers themselves based on the condition of the foundation stemwalls and the floor elevation survey. Based on these more recent observations, Knott determined the residence did not exhibit recent interior or exterior distress and the push pier have performed adequately since their installation in October 2017.
