To whom it may concern:
This letter confïrms that I have reviewed the structural elements of the renovations at the
address above. I spoke with the Contractor Dave Halverson and I reviewed photographs of two
changes from the structural plans submitted on 3-15-21.I also reviewed photographs of holes in
the microlam rafters.
On the main level framing on grid E there is a column base that was rewelded to meet
field conditions. The second condition regards new columns installed on grid F. These were
changed from steel to wood. Both of these conditions meet or exceed structural code
requirements for this application. Several of the holes in the drilled in the LYL rafters are outside
of the manufacturer's allowances. However, the engineering analysis shows that the strength
allowance of the beams has not been exceeded. There is a possibility that over time these joists
can experience çreep beyond what the supported mechanical and structural elements can tolerate.
There is no manufacturer approved repair for joists with holes located closer than 6" from the
front edge of the hanger. Given that the strength of these joists has not been exceeded, the joists
can be replaced at the oü/ners discretion.
I have attached apartial Main Framing Plan that has these areas clouded for your
reference.
