Yes, you will need a Colorado licensed engineers detail / cut sheet / menro expressing the on-site as-built structural
changes. You may consult an engineer of your choosing.
Before implementing design changes, look at 2015 IRC section R302.13 fire protection of floors. I understand the
desíre to expand unfinished space to make overhead duct work accessible, but you want to consider the floor system to
ensure R302.13 is met. While it's "unfinished", drywall or some other approved cover may pertain. You'll want to read
R302.13 and the exceptions.
Aside from that item, if you need to change the shape of your mechanical room you may do so provided all life safety
and building code provisions continue to be met ín the habitable portions of the basement living. From the red balloon
notations it does appear that changes will create an open walkway communicating between the family room and play
room so that the adjoining play room and bedroom bathroom areas - from use and function standpoint - still have
access to the existing stair off the family room.
FYI the CONDITIONS OF PERMIT and/or redlines from the original approved FIELD COPY still remain. Be careful to
ensure the required amount of (mechanical ventilation R303) is available to the "play room" space as no window or door
openings are provided.
Attached is a blank form for submitting AMENDED PLANS to us for addítional revíew. Complete the form includíng
your assigned permit number, contact information, check "revisions to approved plans" and provide explanation for the
change along with (2) hard cop¡es (full size, clearly legiblelof the AMENDED FLOOR PLANS.
f you have selected and consulted with an Engineer of Record - but scope of structural design changes is unknown untíl
observations are made after demolition -- we can treat the structural change as deferred submittal documents to be
presented to the building ínspector at time of framing inspection. Should that be your preference, you may supply the
AMENDED FLOOR PLAN and include a note regarding deferred structural plans. (example: "Services of Engineer XYZ
(contact information) have now been obtained, Engineer to consult during /following demolition and structural details
supplied at framing inspection")

Sam and Colleen,
As l've been waiting on the septic engineer and had time at home over Christmas, I've come up with a layout
change I would like to do. I've attached the original submitted layout and a ballooned revision area in red.
Rather than closing off the two current mechanical areas, I would prefer to expand this unfinished space,
especially considering the amount of overhead ductwork and inclusion of 2 dampers that I would have to
create accesses for. Thís does require me puttíng a doorway into a bearing wall. Can I make these changes and
will this require an engineer's direction or may I propose a plan for installing a header in this doorway?

OWTS Engineerto convey they are providing OWTS design services for Blake Piland at 113 Fox Run, Rifle.
OWTS Engineer correspondence to include an explanation of circumstances and timeframe for submitting

Blake,
l'm glad that you had the system inspected prior to your purchase of the property. A lot of people don't
know that they should have that done, but your experience in the industry paid dividends for you in that regard.
As far as alterations go, we require a system inspection (already completed), then a design to address the
proposed expansion that will indicate if the existing system is sized appropriately to handle the expansion, and
if not, what improvements need to be made. lf the existing STA needs to be expanded, then we would want a
soils analysis done to provide the parameters for how much of an expansion would be needed. lf only a tank is
required, we only reqúire that we be provided with the tank size and manufacturer, and where the new tank will
be located in relation to the other OWTS components. I hope this addresses the quest¡ons that you have. lf

I figured as much. With that said, then I do have several questions
I've got some experience installing new septic systems in new construction, but have never been part of a
project where one needed to be modified. I guess my first question would be, where do we begin? We had
Down Valley Septic and Drain inspect the system prior to purchasing the home this summer. We've reached
out to them and they have implied that their expectations would be that we could upgrade the system by
simply adding a 500 gallon dosing tank between the current tank and the cleanout located outsíde of our
home? Does this sounds practical? I've looked at the two links that you have provided and there doesn't seem
to be any differentíating between the application for modifying an existing system or installing a new system.
Are we looking at needing to get a soils engineer involved, do a perc test and/or have an engineer design a
new system for us? How much of the requirements in the application are pertinent to what we will need to
do, and could you even answer that without inspecting the current system? Speaking of, do we need to have
you send someone out to inspect our current system?

Unfortunately, we have to go with the original project description. The two extra rooms in the þasement
could be finished as bedrooms by someone else that may purchase the house. As you sa¡d, the world can
throw us curve balls, and unfortunately, the system needs to be sized for 5 bedrooms.

I would be remiss if I don't at least ask the question. lf we were to relabel the 2 additional basement bedrooms
for different use (craft room, bonus), would we be able to finish as drawn without upsizing the septic? We are
a family of 5 and I don't have any concern about capacíty for our use. I know the world can throw curveballs,
but it is our full intention to raise our family here, my youngest is 2, and occupy this home for the next 20
years or better. I understand that records would then indicate thís home to be a 3 bedroom but that doesn't
matter to me.

Thanks for sharing updated info RE: the property's existing septic tank and leach field
I will state this less eloquently than my colleagues in Environmental Health - but I believe it is the structure's overall
total bedroom count that impacts how sizing / capacity of an on-site wastewater treatment system gets calculated (as it
implies level of use by number of building occupants). As you are increasing from 3 existing bedrooms to 5 bedrooms
and have an existíng L,000 gallon tank - I will advise you to consult Garfield County Environment Health at earliest
convenience to discuss permit requírements to alter / upgrade the existing system. Environmental Health is reached by

This afternoon I started reviewing your basement plans at 113 Fox Run Rd, Rifle, and have questions about the existing
on-site wastewater treatment system.... and the anticipated impact finish work will have on existing tank or tanks:
'J,. Please re-confirm the property is currently served by an existíng on-site wastewater treatment system, and not
a communíty or other metro service district? (your application form has check box next to OWTS but l'm not
readily able to cross reference through GarCo Land Explorer an historic OWTS- permit number). Yes, onsite
septic. We had this inspected prior to purchase this summer and then pumped, hydrojetted and made a minor
repair at the outlet where the tank had settled. I can do some research and see if we can come up with a permit
number, otherwise let me know if there is any other info I can provide. lnspection Attached
2. How old is the exísting septíc tank and leach field? I assume same age as the house. Home was built in 1981"
