Plat note number 6 requires all buildings over 3,600 sq ft to be fire-sprinklered.
For purpose of verifying fire-sprinkler requirements, Garfield County Building Division calculates square
footage by overall building structure's FIRE AREA as defined in Chapter 2 of the 2015 lnternational Building
Code. FIRE AREA shall include the residential living square footage, plus garage square footage plus all
horizontal roof projections (i.e covered porches and decks) attached to the building.
Based on the square footages provided on the application form and archítects drawings, l'm counting:
Finished Living Space 2,697 sq ft + conditioned garage 726 sq ft + covered porches 800 sq ft = total fire area of
4,223 square feet.
Pursuant to the plat note requirement, this resídential use will need to be fire-sprínklered.
Fire sprinkler permits, reviews and rough-ín and final sprinkler inspections are administered directly by
Glenwood Springs Rural Fire Protection District.
Forzoning compliance, I will need to receive a written orverbal sign off forthe proposed fire suppression
system from the Fire Marshal before releasing this buílding permit.
