Good Morníngl This is courtesy message to relay I am now working on the review.
I have some questíons as follows:
L. What is the source of building heating or other mechanical HVAC for the building?
L.a. where wíll mechanical equipment be placed? How will ít be accessed? What fuel type is
proposed?
L.b. will the garage be heated?
1.c. is the sole source of comfort heating in the ADU derived from the "gas stove" in the ADU general
livíng space?
2. ls there a water heater proposed in the upper level attic space wíth an access panel? What are dimensions
for access opening?
3. How will floor, wall, ceiling spaces be insulated? What insulation materials and R-values will you use?
4. Will the roof be vented or non-vented?
5. What are the U-factors for windows / doors?
6. Will a washer / dryer appliance be installed? lf so, where?
7. How will the garage / dwelline unít fire separation be designed? Please provide assembly details and fire
rated doors where applicable.
8. What exterior buílding material is proposed? Will there be stucco lath? Cementitious or synthetic?
g. Will the exposed structural steel in the garage supporting living space above be boxed and wrapped with
5/8 type x drywall?
10. What is the building site's approximate site elevation in feet above sea level?
L1. What is the Structural Engineer of Record's proposed or anticipated frost depth for foundation design?
