August 29, 2022 Garfield County Community Development Building Division 108 8th Street, Suite 401 Glenwood Springs, CO 81601 Re: Changes to Approved Plans at Faranhyll Ranch – 565 Faranhyll Ranch Road, Garfield County, CO This letter is to document changes to the approved plans at the subject project that were noted during framing inspection by the County. These two items are both located in the Master Bedroom area of the main residence structure. 1.The double 16” LVL beam to north of basement access in floor framing was installed without the specified hanger. Bearing was provided with (2) vertical 2x6’s attached to the basement wall with (3) ½” x 6” Titen HDs. An additional 2x6 perpendicular to those supporting the beam was placed adjacent to the beam and (2) 2x6 post with nailing into both the beam and the (2) 2x6’s. 2.A hole was cut 1” into the top flange of one of the BCI floor joists at about midspan. ½” OSB gussets were applied to both sides of the BCI web immediately below the top flange and extending 18” beyond the hole in both directions with nails at 6” o.c. around the perimeter of the gussets. Both of these repairs have been reviewed and approved by the Engineer-of-Record. Please refer to attached photos for reference.
