Good morning Colleen,
Thank you for the information. There will be no need to move forward wíth an ADU application. The owners don't want
to delay their move in and are going to scrap the bar area until they are living in the space and can come up with a plan
that they like and that will be code compliant. For now they are going to just install a vanity sink since we have the
rough plumbing Ínstalled.

Good solution thinking for the client with their desired wet bar scope. However,
my gut reaction as you may be opening up a can of worms with building changes and adding new review time to
determine the altered building still complies wíth building code and zon¡ng regulations. As John Hendricks has been out
there recently for rough-¡n I suggest holding off on any framing or subsequent field inspections until the ADU decision is
sorted out. I don't encourage your current project getting past framing and drywall - should design modifications be
necessitated.

I díd endeavor to take a look at the original approved plans from 202L along with the emailed sketches and am
scratching my head on the shared access and stair sections between main house and proposed ADU. lf they want to
proceed wíth creating an ADU, have a Colorado licensed archítect prepare (2)full size plan sets showing how access /
hallways / fire separations will work. With regard to the water supply source, I will need to refer this to one of our two
land use planners to interpret. Wes, it won't be a simple 1,-2 day "fast track" change order. lf creating a separate ADU
within the one-family dwellíng - I will need new drawíngs and it will be like performing a new plan review from bottom
of the review queue with other new scope projects.
I don't want to discourage your owners having what features they desire, but it may have some cascading impact
modifying some adjacent building elements that would otherwise remain untouched with your now active buildíng
scope.
That's my two cents.

Wes, l'm still catching up from 12 days out of state for elderly parent needs.
This project name sounds familiar, to help expedite my research.
ls there a currently active BUILDING PERMIT # and office copy of plans for me to pull from a bin ín our offices now?
If so, what is your client's assigned building permit # --BLRE-06-21-6958-?
So you have a heads up a change order like this on an active building permit won't be a 48 hour new review and re-
release of AMENDED PLANS, it'll take longer than that for buílding code and zoníng complÍance check.
l'm clocking out for the day and back at it early tomorrow morning.

Thank you for taking a look at thís for me. I spoke to the Vandenbergs and they are not in an HOA and there well was
approved for the two lots they own. Please see the followíng link to Garfield Counties report about the well approval for

Below are pics of the spaces in question. The existing apartment over the garage is 913sqft so we have 87sqft left to fall
under an ADU. The entry and stair area is used by both the existing and added structure. The owners never intended to
apply for an ADU permit because it is going to be one home. However, because they want a larger bar area and a full
size sínk and díshwasher in that area I suggested the possibílity of an ADU permít to hopefully propose a
solution. Please let me know your opinion on our request.

The 141.89sqft area is shared by both sides as well as the stairs. The laundry room gets locked off as well as the wine
cellar and neither are accessible to the proposed ADU. The ADU is the original space above the garage as I have outlined
in red below.
