Dear Mr. Ward,
The plans have been reviewed to the currently adopted codes in Garfield County. lf an item is
missed during review, it is the applicant's obligation to comply with all adopted codes in Garfield
County.
Please provide a response letter addressing each item listed in the "Corrections to be
addressed prior to issuing a building permit" and how it is being addressed. Responses are not
required for the "Conditions to be addressed during construction" but please address if
clarification is needed.
Please provide 2 complete sets of changed sheets, with clouded areas reflecting changes, for
the resubmittal.

Corrections to address priqr to issuinq a buildinq oermit:

vir-Þlease provide a compliant roofing system over the new restrooms. Also, include roof
venting details or an approved non-vented detail. The roof of the restrooms appears to be
LVL's with a drip thru deck to some sort of under deck drainage system.
vf Please provide insulation details for the restroom walls, roof, and slab edge insulation. (2009

rā¬zThe LVL joist supporting the drip thru deck are to be pressure treated. Please add the
requirement to the plans. (lBC 2304.12.2.4)
1,ftn"r" appears to be an open gutter system for the upper deck that will be enclosed in the
lower shed roof and inaccessible because of the soffit. Having an open gutter within
construction could lead to moisture issues. lnside storm drainage piping is regulated and
must conform to sanitary drainage piping requirements. (lPC 1102.2)
I Please provide the soils report referenced in the structural notes, #106 0920 by HP
Geotech.
Conditions to be addressed durins construction:
The approved plans are to be on-site for inspections.
Sanitary facilities are required to be provided for workers.
A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.

Underground utility locates is the responsibility of the owner or contractor. 811 is the
Colorado Utility Locate Hot Line.
Drainage across property lines shall not exceed that which existed prior to grading. Excess
or concentrated drainage shall be contained on site or directed to an approved drainage
facility. Erosion of the ground in the area of discharge shall be prevented by installation of
non-erosive down drains or other devices.
All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.

Electrical Code compliance will be determined based on field inspections performed by the
State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card
or provide written documentation of the inspections.
The Elect¡cal Code requires a separate Electrical Permit for low voltage fire alarms that has
an alarm panel and send a notification to the Fire District when under alarm. A Rough-ln
inspection with the State Electrical lnspector is required (303) 869-3458. Please have the
inspector sign the building card or provide written documentation of the inspection.
The fire sprinkler and alarm are required to be inspected and approved by the Local Fire
Protection District. Please provide shop drawings to the Fire District for review and schedule
the inspections accordingly. Please have the Fire Marshal sign the inspection card when the
rough inspection is approved and when the final inspection is approved.
Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 1500psf.
Any membrane and through penetrations of the fire resistive construction will be required to
beÎire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet
for the assemblies at the framing inspection. (lBC 713)
The walls surrounding the toilets are to be non-absorbent for a height of 48" and2' past on
each side of the toilet.
All accessible door hardware shall have a shape that is easy to grip, including pocket and
sliding doors. (ANSI A117.1 - 404.2.6)
An exhaust fan is required in each new restroom. (lMC Table 403.3.1.1)
The exterior wet bar counter/sink are to be 34" tall for accessibility
