RE: Requested Clarifications for Framing Inspection

Item 1 -Verify Existing Gara a Door Header at New Ext. Deck
Existing Garage Door Header is verified as a Dbl. -13/4" x 117/8 " Micro LVLs.
*Added Dbl. 2x10, No.1 HF inside Header, full width of bay, secured to existing 4x
and 6x vertical Columns (4), 2 on each side of Garage Door opening.
Item 2 -Loft Floor Compsition

Initial Finish Floor material called for a smooth subfloor surface (removal of 1"x 6" RS
diagonal flooring /apply 3/4" T&G Ply.)
Change in Finish Floor material (thin Vinyl Planking) allowed for us to just apply a 1/2"
Plywood Subfloor (glued &screwed) over the existing diagonal flooring. (Ply adds
strength to the existing Floor in structural continuity and lateral strength as a horizontal
diaphragm.
Item 3 -Added Loft Ceiling Furring
Ceiling furring is needed to allow the increase of the insulation in the Roof membrane.
The permit plan Layout was addressing the use of Rigid Foam panels as the insulation
infill. The change to Sprayed -In Foam insulation allowed a more efficient layout of the
2x4 furring members in the ceiling. The 2x4 furring is securely attached to the existing
6x6 Timber Rafters and secured at the 1/3 points with structural screws into the existing
1 x 6 RS siding.
IRC Table R802.5.1(2) Ceiling Joist Spans, allows a span of 8'-4" for HF No. 2, 2x4 @
16"o.c.(10#DL). Our span is 7'-W at the greatest (with less than 3#DL).
Item 4 -Reinforcement of Two existing 2x6 Floor Joists

The Plumber penetrated (2) of the existing 2x6 Floor Joists with holes greater than the
allowed 1%" diameter. The 2x6s are in tack but, weakened by the penetrations.

This framing area required a dropped ceiling to accommodate the plumbing traps, etc.
This allowed us to correct this issue by installing a custom 13/" x 6%" Micro LVL (New
Floor Joist) directly below (tight to) the existing affected 2x6 floor joists. Thus, the
existing 2x6s are acting as continuous solid blocking above the new joist. We further
laminated the joined members together with 1/2" plywood plates, glued & screwed to
each member. This eliminates the potential for any lateral shift of the members and
adds significant deflection resistance to the composition much like a "box beam".
The new Micro LVL has two and a half times more Strength (2600psi Fb) and almost
twice the Modulus of Elasticity (1.9 x10^6 psi) of the original 2x6 HF Floor Joist.
