Dear Mr. Dickinson,
The Building Department has performed the review on the submitted drawings dated
1110712022 for the new building proposed at the above address.
Please provide a response letter addressing each item listed in the "Corrections to be
addressed prior to issuing a building permit" and how it is being addressed. Response are not
required for the "Conditions to be addressed during construction" but please address if
clarification is needed.
Please provide 2 complete sets of changed sheets, with clouded areas reflecting changes, for
the resubmittal.

Occupancy Classifications for all areas, Type of Construction, Sprinklered or Non-
sprinklered, Occupant Loads, Common Path of Travel Distances, Separation of Exits,
lncidental Uses, Fire Resistive Construction, etc. (lBC 107)

/ Some assumptions are being made regarding Occupancy Classification and Construction
Type to continue the review of this permit. Of course, if these assumptions are found
incorrect, it can be discussed. The Sheet Metal/fab/brake/sheer area will be considered an
F-1, the offices is considered a B and Storage is S-1. The Meeting Room appears to be
Accessory to the B Occupancy. Being it's a metal building with wood framing interior, VB is
the only Construction Type it fits.
5 Based on the assumptions in the previous comment. This building would not qualify to allow
non-separated uses unless there is an Automatic Sprinkler System installed throughout. The
most restrictive Occupancy Classification is to be applied to the entire building to allow non-
separated uses. F-1 and S-1 are only allowed on the first floor of a Type VB non-sprinkled
Building. Thus, the offices would require to be separated from the fabrication/storage with
fire-resistive construction. Note: Even using separated uses no separation is required
between B, F-1 and S-1. But the analysis is to reflect the information.
6 When an inaccessible floor is over 3000 square feet an accessible route (elevator) is
required to that level. The Architectural drawings indicate the 2nd level as 3000 Square feet
but the Structural Drawings indicate the 2nd level as 6000 square feet. Please address
accordingly. lf the footings are going to stay for a future build out, then please make
accommodation for the accessible route to the Upper Level. (lBC 1 104.4)
7 There is a Fire Code amendment that requires Type VB Construction that is over 7,500 sq
ft. be protected with an Automatic Sprinkler System. Please add this requirement to the
drawings. (lFC 903)
I The common path of travel for stories with one exit containing B occupancies is limited to
75'. When scaled, the common path in the Upper Level is approximately 105'. Note: lf the
stairway is enclosed in Fire Barriers, then common path of travel stops at the exit enclosure
I The restrooms as designed do not meet accessibility requirements. Please change the
designs and provide adequate detail to verify compliance.
10 Please provide a door schedule. All doors are to meet accessibility and egress standards
requiring to provide 32" in the clear when the door is open, typically a 36" wide door is
required to accommodate the requirement. Hardware is to be lever action. (18C1010.1 and
ANS|A117.1)
11 There are garage type doors for access, a vehicle could be pulled inside the building.
Please add notes to the plans that anything source of ignition is to be 18" minimum above
the floor.
12 Please show the location of the well on the drawings.

13 There's a 10,000 gallon tank shown on C10. Please show this tank of the plans and all the
piping associated with this tank.
Conditions to be addressed during construction:
The approved plans are to be on-site for inspections.
A job sign is to be posted.
Sanitary facilities are required to be provided for workers.
A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.

Underground utility locates is the responsibility of the owner or contractor. 81 1 is the
Colorado Utility Locate Hot Line.
Drainage across property lines shall not exceed that which existed prior to grading. Excess
or concentrated drainage shall be contained on site or directed to an approved drainage
facility. Erosion of the ground in the area of discharge shall be prevented by installation of
non-erosive down drains or other devices.
All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.
Separate Sign Permits are required for any external signs. Please contact the County
Planner for the application.
Electrical Code compliance will be determined based on field inspections performed by the
State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card
or provide written documentation of the inspections.
lf installing a low voltage alarm. The Electrical Code requires a separate Electrical Permit for
low voltage fire alarms that has an alarm panel and sends a notification to the Fire District
when under alarm. A Rough-ln inspection with the State Electrical lnspector is required
(303) 869-3458. Please have the inspector sign the building card or provide written
documentation of the inspection.
lf required, the fire sprinkler and alarm are required to be inspected and approved by the
Local Fire Protection District. Please provide shop drawings to the Fire District for review
and schedule the inspections accordingly. Please have the Fire Marshal sign the inspection
card when the rough inspection is approved and when the final inspection is approved.
Please provide special inspections reports to the Building Department as specified within the
General Notes of the structural drawings.
Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 4000psf.
Elevators are required to be permitted and inspected by Northwest Colorado Council of
Governments Elevator lnspection Program, Please provide the permit and approvals prior to
the Town's Final lnspection approval.

Safety glazing is not designated on the plans. Safety glazing will be checked during the
framing and final inspection. (lBC 2406.4)
Any membrane and through penetrations of the fire resistive construction will be required to
be fire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet
for the assemblies at the framing inspection. (lBC 713)
A Knox Box is required to be mounted adjacent to the front door. Please contact the Local
Fire District for exact location.
lf a fire sprinkler system requires a fire pump. Then the Utility Room that houses the pump
will be required to be one-hour construction. (lBC Table 508.2.5)
The walls surrounding the toilets are to be non-absorbent for a height of 48" and 2' past on
each side of the toilet.
All accessible door hardware shall have a shape that is easy to grip, including pocket and
sliding doors. (ANSI Al17.1 - 404.2.6)
All exterior lighting is required to be full cut-off fixtures as agreed during the Planning
process. Deter from light trespass on residential neighbors.
The length of the intermediate landing on the stairs is to be the same as the width of the
stairs.
The structural engineer of record has indicated in the general notes that they want to do a
rebar inspection prior to installation of inside forms. Please provide the engineer's letter at
footing inspection and foundation inspection.
The structural engineer of record has indicated in the general notes that they are to perform
a structural observation of the framing prior to the building department sign off on framing.
Please provide written confirmation from the engineer prior or at framing inspection.
