Hello Bruce,
Thanks for the email response as the McCarty's Architect of Record clarifying project scope and existing structures. As
the existing and proposed new dwellings are 2,028 sq ft and 5,051 sq ft respectively, the status of permit BLRE-06-21-
6940 shall remain pending until the "Administrative Review" for the Secondary Dwelling Unit is approved.
Next Action Steps for the Applicant / Applicant's Representative:
Contact a Planner to schedule a pre-application meeting to go over the "Administrative Review" process. Here is the
link with contact ínformation for our Planners. lf you or the McCarty's are calling today, I believe Philip Berry is Planner

Hello Bruce,
I am starting zoning compliance review for the McCarty residence at 280 Lariat Lane, Teller Springs Lot 20
IN ITIAL ZONING COMMENTS:
1. Proposed is a new 5050.1 sq ft dwelling unit
2. SITE PLAN and Assessor Records show an existing dwellíng of 2,028 square feet buílt ín 1994 (historic file #5253)
on the same lot?
Questions: Will the existing home remain? Does the owner plan to demolish the existing home príor to building
linal / Certificate of Occupancy for the new proposed residence? That all seems accurate, the existing barn unit
will remain as secondary dwelling unit.
Clarification on above questions will help determine next steps in permit review

While an Accessory Dwelling unit is a permitted use by right, it appears the existing home exceeds the square
footage requirement under the definition of Dwelling UnÍt, Accessory.
Therefore, Dwelling Units greater than 1,000 square feet are classified as Secondary Dwelling Units and are
allowed through an Administrative Review approval process. Please advise if you have any new ínformation to
factor into this zoning interpretation. lf your client wishes to seek approval for an Administrative Review, I will
forward the client's request onto the appropriate contact person in Community Development and to obtain
directives on our "next steps" for review. ln interim, I will continue the building code compliance review for
McCarty and look forward to your response. Please process the necessary paperwork/contract for
administratíve review forthe McCarty's secondary unít request.

Philip Berry, Planner, alerts me the Admínistrative Approvalfor McCarty Land Use Change Permit is now signed bythe
Community Development Director Sheryl Bower.
I have completed the plans examination for the related building permit and am delivering the FIELD COPY to our front
desk for issuance.
When the issued permit documents are prepared and any invoices made ready, you will receive a call from Sam or
Brooke.
