The building application form indicates property is served by an onsite wastewater treatment system (OWTS). What is the approximate distance in feet between the proposed garage and the existing septic tank and leach field area? Shown on submitted site plan, the structure will be constructed well over 100+ feet East from the septic tank & leach field. 7. L2/L2 Edge of slab detail does not comply with Garfield County's requirements for frost protection. We are concerned the slab will be inadequately protected from frost heave (We are especially concerned with dimension "D" = L2, as we more typically see minimum "D" = 18 + and slab insulation) Attached GarCo Bldg Reqts 20L5 PDF specifies a minimum 36 inches frost depth for site locations below 8,000 ft elevation. Please provide REVISED L2lt2 Edge of slab detail and include any proposed slab insulation. Upon permit submission, we relayed that we would have a frost depth of 18" along with having the slab insulated. I have attached the PDF previously relayed regardingthis. 8. This morning I consulted with Glenn Hartmann, Garfield County's Senior Planner and Floodplain Manager. The SITE PLAN does not include enough information to verify and confirm the garage structure complies with 100- year floodplain and 35-ft stream setback provisions. With some research, Glenn was able to provide best available information c/o an historic floodplain study prepared by Army Corp of Engineers (see attached PDF titled BUNCHMAN - Army Corp). While not easy to read the study, we believe the future garage may fal in ZONE X outside the floodplain. To verify and confirm compliance with zoning regulations, we request (2) COPIES of a REVISED SITE PLAN be submitted, including: 8.4. NORTH ARROW and SCALE 8.8. Label existing/ proposed building structure(s) 8.C. Show location of existing sept¡c tank / leach field 8.D. Provide actual SITE ELEVATION in feet at the proposed new detached garage location 8.E. Labelthe COLORADO RIVER and show line representation of the required 35-ft minimum setback from Typical and Ordinary High Water Mark per Garfield County LUDC, Section 7.203. We encourage obtaining help of a licensed surveyor, professional engineer or other qualified consultant to provide this information. (Through Glenn's historic knowledge he is aware of the property having a fairly 1 recent amended final plat. Recorded Reception 934361 (PDF attached)was prepared by a local land surveyor Drake Consulting who may be able to assist the property owner in this effort.) LF. To be certain the SITE PLAN can be accurately scaled and measured, we will need to obtain full size PAPER COPIES delivered to Garfield County Community Development.
