REOUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
WILDFIRE MITIGATION REOUIREMENTS:COMPLYWITH WILDFIRE MITIGATION AND DEFENSIBLE
SPACE REOUIREMENTS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE DISTRICT.
OPEN-HOLE SOILS REPORT REOUIRED AT FOOTING INSPECTION. 1,500 PSF SOIL BEARING
CAPACIry.
PRE-ENGINEERED ROOF TRUSSES. HAVE ENGINEERING FOR INSPECTOR AT TIME OF FRAME
TNSPECTTON (SITE ELEVATTON BETWEEN 7,001-8,000 FT).
ON-SITE WASTEWATER TREATMENT SYSTEM (OWTS)TO BE INSPECTED BY A PROFESSIONAL
ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S FINAL REPORT TO
GARFIELD COUNTY ENVIRONMENTAL HEALTH PRIOR TO FINAL BUILDING INSPECTION &
CERTI FICATE OF OCCUPANCY.
AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED SURVEYOR, IS
REOUIRED AT FRAME INSPECTION TO VERIFY THAT AS-BUILT ROOFS COMPLY WITH GARFELD
COUNTY'S 25.FOOT BUILDING HEIGHT LIMIT AS DEFINED IN THE LAND USE DEVELOPMENT CODE.
HIGH STRENGTH BOLTING DETAIL SHOWN ON PRINTS. IT SHALL BE AT GARFIELD COUNTY
BUILDING INSPECTOR'S DISCRETION - BASED ON OBSERVED SITE CONDITIONS - TO
REOUIRE APPROVALS OF HIGH STRENGTH BOLTING BY EITHER THE ENGINEER OF RECORD
OR A SPECIAL INSPECTOR.

For your future knowledge and awareness. During the time of the original building permit
revieq we understand the land to be vacant or free of existing residential structures. Permit
BLRE-03-23-8019 plans show a heated garage with L,433 sq ft floor area and residential living
unit totatin g1,258 sq ft above. As there are no current structures on the property, this permit
has been reviewed as the main residential dwelling on the property. lF, in the future, lot
owner(s) should choose to construct a second residential dwelling, THEN future building
reviews MAY potentially be subject to either an Administrative Review for Secondary Dwelling
Unit or other Land Use Change Permit(s)through Garfield County Planning.
Enclosed for general awareness is the Land Use & Development Code packet for Accessory
Dwelling Unit(s) (ADU) and Secondary Dwellings and reflect codes in effect to date (updated
ZO2O¡. At present time, ADU's allowed as a use by right in RURAL zone district are limited to
not greater than 1,000 square feet. Your proposed residential living exceeds 1,000 square feet.
At any point in future further structures are planned, we highly encourage contacting
Community Development Department to arrange a pre-application conference meeting with
Garfield County Staff Planners. We suggest this dialogue occur before you have a professional
architect complete future building designs -- so that future designs can conform to all provisions
of the adopted LUDC (Land Use Development Code) in effect at time of future work. County
planning staff are best qualified to especially advise on land use application processes, and are
