The residence has a 1500 gal concrete septic tank and leach field. That was installed in 1990. Location noted on site plan- page 1. Septic is in perfect working order. Pumped last Spring. 1-B Our existing home now has (2) two bedrooms. One bedroom will be removed for the footprint of the addition. 1-C The home will still have (2)two bedrooms I communicated with Dale and he's willing to come by and stamp those. As per nit "^^il. L.A. ls the existing home connected to a private septic system and leach field today? lf so, how old is the septic system and is it in functional working order? L.B. How many bedrooms will the home have after the addition is completed? 1 PLANS EXAMINER CONCERN: While performing the architectural review for the home's new playroom and new bedroom space, I searched for historic records on the original septic design. The County Assessor's office shows an existing 2 bedroom home constructed around year 1999. Historic building records show an older repair permit for an existing 2 bedroom septic system dated in L990. I do believe James has labeled the existing / proposed floor plans to show no net increøse in the bedroom count - but want to obtain something from (James) owner for the file record expressing the size and age of the septic system. Or, if applicable, for me to update the building records reference to reflect home is now connected to a community public sewer service. Please respond directlyto me at cwirth@earfield-countv.com. TOPIC #2 - STRUCTURAL ENGINEERS STAMPED DETAILS lncluded in the building plans are unsigned, unstamped, undated foundation and framing sheets 51, 52, 53 (presumed to have been drawn up and hand drafted by James Polowchena, Owner Builder) and a separate Kaup Engineers Sheet 53.1 dated 03/02/2023 reference job number 23005. All four structural pages remain unstamped and unsigned by a structural engineer. Kaup Engineering is listed on the building application form as the project Engineer of Record. PLANS EXAM INER CONCERNS: t. ls Dale Kaup the Structural Engineer of Record for the Polowchena Addition at 745 CR I27 in Glenwood Springs? 2. Has Kaup Engineers reviewed unstamped drafted sheets 51, 52, 53, and are the (3) pages drafted by James Polowchena intended to be companion details to KAUP ENGINEERING Sheet 53.1 dated O3/O2/2O23? 3. Are the four submitted sheets 51, 52, 53, 53.1the final engineers approved design for the ADDITION? lf so, could Dale Kaup or other representative forward electronically stamped copy or other scanned stamped copy of structural sheets S1-S3.1 to me at cwi rth @ ga rfie I d-co u ntv.com.
