Highlands Ranch, CO 80130 Denver, CO McKittrick - Ahlstrom Residence Grove City, PA PH: (303)-458-9450 PH: (814)-808-6012 1 May 8 th, 2022 Project:McKittrick – Ahlstrom Residence 144 Spring View Drive Lot 14 Spring Ridge Reserve Glenwood Springs, CO 81601 Client: Jake McKittrick & Jodi Ahlstrom jake@flywateroutdoors.com RE: Framing Review 1 Mr. McKittrick & Ms. Ahlstrom, As requested, ERS Consulting Engineers (ERS) has reviewed the following items regarding structural framing completed to date. The purpose of this review was to confirm general conformance with the construction documents, and to address any conditions that may not have been constructed as specified in the approved permit drawings. Deviations or clarifications from the approved permit drawings are summarized as follows: Main Level: 1. In the garage, the Upper Level Framing Plan (A2/S-1.4) specifies Simpson CCOQ7-SDS2.5 beam saddles at the interior steel columns. These saddles were substituted with a shop fabricated saddle similar to the specified product. ERS has reviewed this condition and found that the saddle, as fabricated and installed, is an acceptable alternative. 2. At the laundry room, the Upper Level Framing Plan (A2/S-1.4) specifies 11 7/8” TJI 210 floor joists between Grid G & J, spanning from Grid 8 to Grid 5. This area was framed with 7 ¼” LVL. @ 16” o.c. ERS has reviewed this condition and found that the 7 ¼” LVL joists are an adequate substitution. 3. In the Great Room / Dining area (north wall), the Roof Framing Plan (A4/S-1.2) specifies (3)-5 ½” LVL columns between the windows, extending vertically to support the glu-lam beams above. (2)-2x10 headers are specified over the windows and between these columns, but support for the headers is not specified. The headers have been substituted with LVL material and a single 1” jack stud is provided to support the headers. These headers carry minimal load, therefore the single 1” jack studs are adequate. ERS has also reviewed the framing conditions surrounding the glu-lam beam support and found the as-built conditions to be acceptable. This concludes our review of structural framing concerns.
