HomeMy WebLinkAboutAmended Finding on Building EnvelopeColleen Wirth Corrapan/erzæ- 4dedtrhvblluêç Sent: To: Cc: Subject: From: BLRE-05-23-8118 - Lot 26 Sunlight ll - AMENDED FINDINGS RE: Ashcraft Lot26, Sunlight ll PUD @ TBD Laird Lane, GWS Thanks for gathering historic data and response on allowable projections and platted building envelopes within Sunlight II PUD. 06.14.2023 AMENDED FINDINGS for Lot 26 as follows: lnasmuch as the subdivision community is at 90% buildout, And inasmuch as the best available documents in attached PDF were assembled historically by then county staff based upon collection of a BOCC resolution, BOCC minutes and planning staff note - And without the clear benefit of a copy of formally written and appropriate recorded copy of a Planned Unit Development (PUD GUIDE) - And given the found declaration and covenants do appear to offer a more lenient or liberal definition for building envelope than posted as PUD text on the county's website - Garfield County Building Division staff will accept for this instance Mr. Ashcraft's submitted building design meets the overall intent of zoning regulations. As Ashcraft residential design fully maximizes the potential platted building envelope area, there will be a CONDITION OF PERM|Tstapled tothe plan setforthe lot ownerto hire a Colorado Licensed surveyorto perform a Location lmprovement Certificate (L.l.C.) following foundation work and remit said L.l.C. to Garfield County Community Development Department prior to framing inspection, thus providing due diligence to honor general compliance with the platted building envelope.
