Legal Description: Section: 7 Township: 7 Ranl¡e: 88 A TR lN LOTS 14 & 15.4.966 ACRES Parcel lD: 2393-074-00-028 $ITE CONDITIONS The property is currently developed with a 3i-bedroom residence. The residence is served by an existing OWTS. The OWTS consists of a 10O0-gallon, two-compartment concrete septic tank followed by an 18' x 32' pipe and gravel soil treatment area (STA) with 3' of gravel below the perforated pipe. The OWTS is documented by lndividual Sewage DisposaiSystem (ISDS) Permit 1832. The OWTS was sized to accommodate 3 bedrooms. The permit received finalapproval on October 25, 1990. ïhe septic tank is in poor condition and the STA is experiencing slow draining. The existing OWTS will be replaced. The residence is served potable water from a shared water system, originating from a spring located off the subject property. The water line enters the property to the east and will not come within 10-feet of the proposed septic tank or 25-feet of the proposed STA. We also did a search on the Division of Water Resources website (map enclosed) and no wells appeared to be within 500-feet of the proposed OWTS. The proposed STA will be located in the same approximate location as the existing, in a yard area to the west of the residence. The topography on the property does not allow us to relocate the STA. There should be no traffic or staging of material over the future STA site to avoid compaction of soils prior to construction of the STA, Page2 SUBSURFACE The subsurface was investigated on May 13,2023 by digging one soil profile test pit excavation (Test Pit). A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavation.l Only one Test Pit was excavated due to space constraints on the property. The materials encountered in Test Pit #1 consisted of light brown silt loam to 2-feet, underlain by tan silt loam to a maximum depth explored of 8.O-ft¡et. No bedrock or groundwater was encountered. A sample of the soil was taken from Test Pi': #1 at 8-feet below grade, although soils were consistent throughout the Test Pit. A seepage pit was contemplated pending available space for the STA. Soil structure grade was moderate. The soilfonned a ball and a ribbon less approximately 1-inch in length before breaking. Soil structure shape was trlocky and consistence was friable. Soiltexture was more smooth than gritty. The soil is consistent with Soil Type 2, Silt L,oam, with moderate structure grade. A long-term acceptance rate (LTAR) of 0.6 gallons per square foot will be used to design the STA. Consistent soils Ribbcn approx. 1-inch in length before breaking Test Pit Backfill (no rock) Page 4 DESIIGN SPECIFICATIONS The existing septic tank will be abandoned by pumping the tank and removing it or crushing the top, bottom, and sides and filling in the void with onsite materials or removing it. The existing STA will be abandoned in place. lf saturated materials are encountered, they should be removed and staged for drying. lf soil replacement is necessary clue to over-excavation, it must be sand filter material (concrete sand, washed sand). We have enclosed a specification. Desiqn Calculations: Average Design Flow = 75 GPD x 2 people/bedroom x 3 Bedrooms = 450 GPD LTAR = 0.6 GPD/SF 450 GPD / 0.6 GPD/SF = 750 SF 750 SF x 1.2 (gravity, bed) x 0.7 (chambers) = 630 SF The OWTS design is based on 3-bedrooms. An average daily wastewater flow of 450 GPD will be used For the purposes of this OWTS design, Benchmark Elevation has been established as 100' as the existing elevation of the sewer line exiting ttre manufactured home. CBO lnc. should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. OWTS Gom Primary Tank lnlet lnvert Distribution Box lnfiltrative Surface *Elevations are based upon standard OWTS installation practices. Component elevations may change during installation due to site conditions. Minimum gade refers to piping between components. The 4-inch SDR-35 sewer line exiting the residence must have a double-sweep clean out and a minimum 2o/o grade to the septic tank. The system installation must include a 1O0c,-gallon, two-compartment lnfiltrator@ poly septic tank with an Orenco@ Biotube effluent filter on the outlet tee. Risers must bring the manhole lids to grade for access. lf more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. Effluent will gravity flow to a distribution box, and then to two gravelless chamber beds. The distribution box must be accessible from grade and mu:it have flow equalizers, or similar product, installed on each outlet pipe in the distribution box to assure equalflow to each bed. A 4-inch diameter SDR-35 level manifold m'.lst be installed to connect each row of the chamber bed. Each chamber bed will consist of 4 rows of 7 'Quick 4' lnfiltrator@ chambers (28 chambers in each bed) for a total 56 chambers and 672 square feer. of infiltrative area. lnspection ports must be installed at each corner of the bed. Ports may be cut to grade and placed in sprinkler boxes for access. COMPCINENT SPECIFICATIONS The component manufacturers are typical of applications used by contractors and engineers in this area. CBO lnc. must approve alternative com¡ronents prior to installation of the OWTS. Requests must be submitted, in writing, to our office for approval prior to installation. Component technical data sheets are available upon request. INSTAI-LATION CONTRACTOR CBO lnc. expects that the installer be experie ,nced and qualified to perform the scope of work outlined in this design. The installer must review this design thoroughly and coordinate with our office in advance of installation. Any additional conditions in this rlesign or county permit must be completed and documented prior to final approval of the OWTS installatior. Communication between the installer and this office is expected throughout the installation. INS]'ALLATION OBSERVATIONS CBO lnc. must view the OWTS during cons;truction. The OWTS observation should be performed before backfill, after placement of OWTS comç,onents. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. CBO lnc. should be notified 48 hours in advance to observe the installation. ln an effort to improve the accuracy of the rr:cord drawing, we request that the installer provide a sketch of the installation, including path of the sewer lines, water line installation (if applicable), septic tank location, STA location, and nreasurements from building corners or another fixed objects on the property. This sketch is mrrst easily provided on Sheet W2.0 of the OWTS Design Packet. Photographs of the installation and final cover are also requested to supplement our installation documentation. REVEGEITATION REQUIREMENTS An adequate layer of good quality topsoilca¡able of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. ,A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with Page 6 successional species. No trees or shrubs, or any vegetation requiring regular irrigation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INI:ORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on the backfilled STA. Machines with tracks (not wheels) should be used during construction of the STA for better weight d stribution. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additionalwater is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. lf an effluent filter or screen has been instalkrd in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. lf the OWTS consisls of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tarrk every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS, No hazardous wastes should be directed into the OWTS. Mechanical room drains should not dischargr: into the OWTS. The OWTS is engineered for domestic waste only. ADDITION¡\L CONSTRUCTION NOTES lf design includes a pump, weep holes mus, be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible ¿ nd visual alarm notification in the event of excessively high- water conditions and shall be connected to a control breaker separate from the high-water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in the excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic te nk components to allow access to them from existing grade. Backfill over the STA must be uniform and ç¡ranular with no material greater than minus 3-inch. LIMITS: The design is based on information submitt-.d. lf soil conditions encountered are different from conditions described in report, CBO lnc. should be nolified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. To exercisê its wârranty rights, Holder must notify lnfiltrator in wr¡tìng at its Corporate H€adquarters in Old Saybrook, Conn€cticut within fifte€n (15) days of the allegsd dofect, lnfiltrator will supply replacement Un¡ts for Units dstermined by lnf¡ltrator to be covered by this Limitod Warranly. lnfiltrator's liability specifically excludes the cost of removal and/or installation of ihe Units. (b) THE LIMITED WARHANTY AND REMEDIES lN SUBPARAGRAPH (a) ARE EXCLUSIVE. THERE ARE NO OTHER WARRANTIES WTH RESPECT TO THE UNITS, INCLUDING NO IMPLIED WAHRANTIES OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR PURPOSE (c) This Limited Warranty shall be void if any paft of the chamber system is manufactured by anyonê other than lnfiltrator, Thê Lìm¡tod Warranty does not extend to incidental, consequential, special or indirect damagês. lnfiltrator shall not be liable for penalties or liquidated damages, including loss of production and profits, labor and mâterials, overhead costs, or olher losses or expenses incurred by the Holder or any thkd party. Specifically excluded from Limited Warranty coverage are damage to the Units due to ordinary wear and tear, alteration, accident, misuse, abuse or neglect of thê Units; the Units being subjected to vehicle traffic or other conditions wh¡ch are nol permitted by the installation ìnstructions; fa¡lure to maintain the minimum ground covers set forth ¡n the installation instructions; the placement of improper materials into the system containing the Unils; failure of the Units or the septic system due to ¡mproper siting or improper sizing, excessive water usage, improper grease disposal, or improper operation; or any other event not caused by lnfittrator. This Limited Warranty shall bê void if the Holder fails to comply with all of the terms set forth in this Limited Warranty. Further, in no event shâll lnf¡ltrator be responsible for any loss or damage to the Holder, the Units, or any third party resulting from inslallat¡on or shipment, or from any product liability claims of Holder or any third party. For this Limit€d Warranty to apply, the Units must be install€d in accordance wilh all site condit¡ons requhed by state and local codos; all oth€r applicabl€ laws; ând lnfiltratofs installalion instructions. (d) No representative of lnfiltrator has the âuthority to change or extend this Limited Warranty. No warranty applies to any party other thân the or¡ginal Holder. The abovs rêprêsents the Standard Limited Warranty offered by lnfittrator. A l¡mited number of statês and counties havê different waûanty requirements. Any purchaser of Units should conlact lnf¡ltrator's Corporate Headquarters in Old Saybrook, Connecticut, prior to such purchase, to obtain a copy of the applicable warranty, and should carefully read that warranty prior to lhe purchaso of Un¡ts.
