He is a hard working person and has saved his money to provide his family with a better place to live. He has a wife and two sons, 2 and 4 years old His oldest son is autistic. Pedro and his family now live in an apartment. This is not a good place forthe family. The reason he bought the property in question is because he wants to better meet the needs of his family. He purchased a modular home and placed it on the property. He placed the new modular on the same footprint as the old home. The new home is a little larger than the previous home. To the best of Pedro's knowledge he thought the placement of the home was correct compared to the location of other homes surrounding his property. The issue with the present placement of the home has to do with setbacks from the roads. The previous home located on the property was not in compliance with the required setbacks. ln addition most of the surrounding properties are not in compliance with the setback requirements. lf Pedro and his family are not able to live on the property as the home is now located it will be a great hardship for them financially and personally. The question is how important are the minor variances with the setbacks compared to what this new home will be to Pedro and his family. Your careful consideration will be appreciated. Determine if the existing septic system is adequate to serve the number of bedrooms in the modular unit; I will cheS:lç¿þ ^¿,with the Building Department on the size of the existing system and what size unit that system is approved to serve. c7t'v 'Yf 3. Determine if the setbacks of the modular unit are consistent with the neighborhood - are most of the other units compliant with the front setbacks?
