REOUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE MITIGATION AND
DEFENSIBLE SPACE REOUIREMENTS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT. SEE GARFIELD COUNTY COMMUNITY DEVELOPMENT WEBSITE FOR FURTHER
INFORMATION.
5) OPEN HOLE SOILS REPORT lS REOUIRED AT FOOTING INSPECTION 1s00 PSF
ó) ALL HtcH STRENGTH BOLTTNG AND FrELD WELDTNG REQUIRES SPECIAL INSPECTOR. PROVIDE
APPROVAL REPORT AT FRAMING INSPECTION.
7) THE BUILDING STRUCTURE HAS BEEN REVIEWED AS A PRIVATE USE DETACHED GARAGE SHOP ONLY
ACCESSORY TO IRRIGATED AGRICULTURAL LANDS. OWNER REPRESENTS BUILDING MAY BE
UTILIZED TO STORE HAY EOUIPMENT AND PRIVATE PERSONAL CAR COLLECTION. NO RESIDENTIAL
HOUSE PLACEMENT IS ANTICIPATED CURRENTLY. ANY FUTURE CHANGE IN BUILDING OCCUPANCY
OR USE, WILL BE SUBJECT TO A NEW BUILDING PERMIT APPLICATION AND NEW REVIEWS FOR
COMPLIANCE WITH ZONING REGULATIONS, LAND USE & BUILDING CODES IN EFFECT ATTIME OF
FUTURE WORK.
8) PURSUANT TO OWNER EMAIL, GARAGE SLAB WILL INCLUDE ROUGH-IN WATER AND DWV'STUB
OUTS'CAPPED FOR FUTURE FIXTURE INSTALLATION. NO ON-SITE WASTEWATER TREATMENT
SYSTEM PERMIT IS ATTACHED TO THIS CURRENT BUILDING PERMIT SCOPE. FUTURE BUILDING AND
RELATED SEPTIC PERMITS WILL BE REOUIRED PRIOR TO FINISHING ANY FUTURE BATHROOIVI GROUP.
ACCESSORY STRUCTURES (WITHOUT A LAWFUL ADU)MUSINOT INCLUDE TUB / SHOWER FACILITY).
9) CURRENT PERMIT WILL INCLUDE FLOOR DRAINS IN THE SLAB. FLOOR DRAINS ARE PRESUMED TO
DRAIN OUT TO DAYLIGHT - THERE IS NO CONNECTION TO AN ON-SITE WASTEWATER TREATMENT
SYSTEM.
