Your email replies will be scanned and entered into the building and property file record. QUESTIONS AS FOLLOWS: L. Sheet 40.0 dated 6/6/23 project LO326 indicates remodel and addition scope to an existing single-family residence and R-3 occupancy type. 1.a. Are we correct in understanding the proposed building additions and remodel scope is intended as accessory to the existing main residence and future uses will remain for private residential living by the lot owner andlor private home occupants? . 1.b. And that the use of the additional spaces will not be utilized for a commercial business operation, nor a place of employment or other change in the existing building and land use? 2. We are concerned there may be some errata published on the project cover sheet and suggest updated data or correspondence be supplied to us by the design Architect/ Engineer of Record. Items to be addressed in writing are as follows: Sheet 40.0 dated 616123 project LA326 further indicates "climate and geographical design criteria" such as 90 MPH nominal wind design, winter design temperature of 5 degrees and a lower elevation of 5,243 ft. Same Sheet A0.O lists City of Carbondale, elevation of 6,755 ft, and adopted 2009 IBC / IRC / IMC / IPC / IFGC ;2OL5 IECC and a 20018 lgCC. Submitted lmprovement Survey and topo map by Sexton Survey Company lists an elevation nearer to 6,705 or 6,708 ft We believe the design information may be referring to locally adopted building codes for projects within the neighboring municipality and jurisdiction of Town of Carbondale city limits. For your Jun e 2O23 application submission, please reference the below LINK with our separate jurisdiction's adopted Building Resolution (and pertinent pages listing unincorporated Garfield County's design criteria). Page 1 Garfield County Adopted code editions 2 Page 10-11 Winter design temperature Wind Speed Resolution-2017-23. pdf (sarfield-countv.com) For clarity during construction, we request resubmission of an updated Sheet 40.0. Where confirmation of Garfield County's design criteria should somehow result in REVISIONS to the remaining architectural design sheets, then we recommend resubmitting (2) FULL SIZE paper sheets of any newly REVISED plan pages. Paper copies of REVISED sheets can be delivered to the Garfield County Community Development Department front desk between 8:30 am - 4:00 pm weekdays. 3. Sheet 40.2, proposed plot plan depicts a large terrace pat¡o area with hot tub, possible slab and "stage" and an existing trailer to the WEST of the existing house. 3.a. are these each existing constructed, previously built elements? 3.b. is this space intended for continued private residential use by the building occupants? 3.c. is this area part of the new building application and project work scope? 3.d. is any work to the west of the existing home located near an existing septic tank / leach field?
