Here is the list of corrections or questions to address before issuance of the Nickolay residential project.
CORRECTION UESTION LIST:
L. Email Kumar & Associates geotechnical report 2I-7-232 as noted by Mike on sheet S3.2. Send to cwirth@sarfield-counrty.com. I sent it to
Teresa on 8/L7 /23. Mike Arbaney was good to forward a copy, thank you. Teresa is out today, she may have scanning documents
pending at her desk or it may still be in her email system. No worries.
z. l'm concerned there may be an errata or room label discrepancy on some of architectural sheets and ask for further clarification on some
upper floor and attic area details.
3.a Sheet A4.3 Building Section 2 shows an "office", is that correct? (Wondering if that's an errata as an office room has not reflected in the
received structuralframing pages nor on the electrical plan details). l'm not sure I totally understand, the arch plan and section 2i44.3 have
thesamelabelswiththeexceptionof "bunkroom"vs."bedroom". TheOfficeisonsheetA2.l-eastoftheEntryandcalledoutassuchon
the arch plans and secticns. l'm clear on the office on 42.1 entry level floor plan (located in general proximity of main level below the
deck hot tub). The "office" I questioned -- is that "label" or note on Building Section 44.3 on the upper story above the powder room
and kitchen??? Let me know.

3.b.Sheet A2.2 Upper Level plan depicts a hot tub deck and bunk room, is that still correct? Please confirm if any room labels have
changed. These are accurate. Good, thank you.
3.c. Are any spaces on the second story proposed as "unfinished" future living space? No.
3. We are requesting further information on the proposed unconditioned "attic spaces".
4.a. where are attic access opening(s) proposed to be installed? TBD, I usually go over those with the owner during framing so they can be
involved and visualize it easier.
4.b.will anyof theatticareasbeusedtohouse,storeoraccessmechanicalequipment,such asL-2ERVorwhole-houseventilation
equipment? lf so, please expound. The house will have (2) ERV units, likely located in the attic spaces so the access panels will be large
enough to remove/replace the equipment.
4.c.will 22Ov.evaporativecoolersshownonroofplanbe"roof mounted"orcontainedwithinthe"non-ventedatticspace" Sorrystill not
clear on this item, should I look at your response in red under 4.d??
4.d. are any of the attic areas anticipated as "unfinished" future living space? That is a placeholder but likely not used, the owner is shifting
towards a mini-split system to cool the house. Would like more detail, concerned where in the structure attic areas may be anticipated
as"unfinished" future living space. (lf there is to be unfinished future (potential) living space, that may create a concern with having to
fire-sprinkler the building to meet Carbondale & Rural Fire Protection District provisions for fire areas in excess of 6,200 sq ft.; fire-
suppression system will be easier to install during original construction then to retrofit the building later, if applicable). Perhaps your
response in red above is meant to match response in 3.c.?
4.e. will attic access opening(s) be sealed and gasketed pursuant to 2018 IECC to separate from rest of heated, conditioned living
space(s)? The insulation is on the underside of the roof sheathing throughout the house so the "conditioned" part of the attic spaces refers
to location of the insulation only. The access panels would be on the warm side of the insulation envelope. Okay, thanks for confirming
the intent.
4. ln evaluating the plans for compliance with the adopted 2018 IECC (lnternational Energy Conservation Code), there appears to be some
missing bits.
4.a. Please have Architect of Record prepare and email a written statement expressing which chosen Energy Compliance Path has been
selected for the Nickolay residence on Lot 29 in Coryell Ranch.

path ond whot further documents witt be remitted for the fite record and stopled to the issued FTELD COPY for use during construction lf it w¡ll work, I
would like to use the prescriptive path. Are there details or decisions still remaining that would cause your design somehow to be
constructed under different energy compliance path? lf not, then: "Bruce Barth, Architect of Record, has designed the Nickolay
residence at Coryell Ranch, Lot29,140 Spirit Mountain using the "PRESCRIPTIVE PATH' of the 2018 International Energy Conservation
Code (IECC)." The intent is know the chosen energy compliance path before the plans examination is performed and prior to building
permit issuance.

4.b. Prov'xle Manual J Report. Can I submit this once the plumber has it completed by the supplier? The Manual J Report is due during
original plans examination of the 2018 IECC and prior to building permit issuance. Manual J Report is required now, not a deferred
submittal document.
4.c. Provide type and method of the home's proposed Whole-House Ventilation system (exhaust only, supply only, combination supply and
exhaust venting system). The house will have (2) ERV units exact location TBD. Do you know the general location for placement of the (2)
ER\fs and how they will be accessed for service and maintenance?
