DEFENSIBLE SPACE RECOMMENDATIONS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT.
5) OPEN HOLE SOrLS REPORT lS REOUIRED AT FOOTING INSPECTION 1500 PSF
ó) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REOUIRES SPECIAL INSPECTOR. PROVIDE
APPROVAL REPORT AT FRAMING INSPECTION.
7) THE BUILDING STRUCTURE HAS BEEN REVIEWED AS A PRIVATE USE DETACHED GARAGE AND
PRIVATE USE BARN AREA ONLY ACCESSORY TO THE MAIN FUTURE RESIDENCE. FUTURE CHANGE(S)
IN BUILDING OCCUPANCY OR USE, WILL FIRST BE SUBJECT TO A NEW BUILDING PERMIT
APPLICATION AND REVIEW FOR COMPLIANCE WITH ZONING REGULATIONS, LAND USE & BUILDING
CODES IN EFFECT AT TIME OF FUTURE WORK.

9.18.2023 - Phone Conference Room Call Notes with Swansun Ventures LLC
Colleen Wirth, Plans Examiner, and Philip Berry, Senior Planner, convened for a phone conference call
with Erik Swanson at 10:00 am on September 18,2023.
During the phone call the following items were discussed and otherwise verified / confirmed for the
current building application scope:
- Garage and Barn Area will be for private use only, building as presently presented will only be
used and occupied by Erik Swanson and his private family unit.
- Garage and Barn Area will NOT be utilized as a place of employment nor for non-residential
commercial business operations. No employees, paying customers nor members of the
overall general public will visit the premises.
- According to owner, preliminary plans have been drafted to install a one-family dwelling on
the upper floor of the submitted building. Septic system plan design and OWTS- application
has not been prepared yet. Future residential construction phase has been determined to be
cost- prohibitive to include in Ía||2023 application scope.
- Owner confirms he understands Garfield County code requirements for zoning and land use --
and, before endeavoring any future changes to land use or building use, owner will obtain any
approvals necessary prior to proceeding.
- Garage and Barn area are proposed to have exterior insulation and a separate electrical permit
through State Electrical lnspector; building structure will have a potable water supply line to
the structure, but owner does not currently expect to connect to any finished plumbing fixtures
or an OWTS- at this time.
- When future land use change is contemplated, property owner may reach out to Community
Development Department at (970) 945-1377 ext 1ó10 (Colleen Wirth, Plans Examiner) or ext
1580 (Philip Berry, Senior Planner)to request a pre-application conference meeting on the
proposed land use with Planning Division staff.
