The crawl space witt be conditioned. lt witt have a PVC Liner on the ftoor and the fire rated ICF around the foundation watts. The mechanicat equipment witt be ptaced in the crawl space and wil,l, be fueted by naturaI gas. The crawtspace wil,l, be at least 4 feet deep so we witl need to add the mineral wool insutation in the floor system anyway. lf the poot does get instal.l,ed it witt be at some date in the future under a separate permit. FYI The review is going fairly well thusfar, thanks for including all the submitted materials. I l'm finding just a few inconsistencies in 'call outs' between the application form, electrical plans, architectural floor plans, the RESCheck and the MANUAL J report. I want to be sure to correctly stamp and redline the FIELD COPY for your project needs, so below is a list of questions about details and building project scope (no need to prepare REVISED plan drawings at the present moment, your email narrative and response should suffice, thanks): QUESTIONS: t. Will the garage space be conditioned space (per fee cal eet)? 2. Or unheated, unconditioned garage space (per 45.1) 3. W¡llthe crawl space be conditioned (45.1.b)? 4. Or unconditioned crawl space area (ManualJ report for FLOORS)? 5. Willthe mechanical appliances and equripment be placed within th occupancy above the garage slab, with spark hazards raised 18 inches above g.f.f. a (as may be implied on the prepared electrical plan sheet EL.1) 6. Or willthe mechanical appliances and equipment be placed in nda for protection from impact living? With equipment solely served by electric or natural gas fueltype (and not LP propane)? 7 . The prepared site plans show an in-ground swimming pool at the back of the house facing the river, with pool equipment shown on the electrical sheet El.L. 7.a. There appears to be no structural engineered details for an in-ground pool, has the pool been deleted from the project scope? Or are structural plans for the pool expected as deferred submittals by another sub-contractor or design professional? 7.b. W¡ll the pool be installed at time of building Íinal / certificate of occupancy inspection visit? 7 .c. Ê the pool is to be constructed prior to building occupancy, what pool barrier provisions will be taken to prevent persons from accidental drowning, fall hazard etc? 7.c. Will owners install a code compliant fence with, if any, code compliant alarm system for the homes exterior door opening accessing the pool side? 7.d Or will subcontractor / owners install a code compliance POWERED SAFEW COVER meeting ASTM L346?
