ADDITION TO AN EXISTING WAREHOUSE

POWERLINE PROFESSIONAL PARK SUBDIVISION
1) The approved plans are to be on-site for inspections.
2) Sanitary facilities are required to be provided for workers.
3) A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.
4) Underground utility locates is the responsibility of the owner or contractor. 811 is the
Colorado Utility Locate Hot Line.
5) Drainage across property lines shall not exceed that which existed prior to grading'
Excess or concentrated drainage shall be contained on site or directed to an
approved drainage facility. Erosion of the ground in the area of discharge shall be
prevented by installation of non-erosive down drains or other devices.
ó) All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.
7) Separate Sign Permits are required for any external signs. Please contactthe County
Planner for the application.
8) Electrical Code compliance will be determined based on field inspections performed
by the State Electrical lnspector, (303) 8ó9-3458. Please have the inspector sign the
building card or provide written documentation of the inspections.
9) The Electrical Code requires a separate Electrical Permitfor lowvoltagefire alarms
that has an alarm panel and send a notification to the Fire District when under alarm. A
Rough-ln inspection with the State Electrical lnspector is required (303)8ó9-3458.
Please have the inspector sign the building card or provide written documentation of
the inspection.
10)This is to be a fully sprinkled building. The fire sprinkler and alarm are required to be
inspected and approved by the Local Fire Protection District. Please provide shop
drawings to the Fire District for review and schedule the inspections accordingly.
Please have the Fire Marshal sign the inspection card when the rough inspection is
approved and when the final inspection is approved.
1 1 )Special lnspections are required for this addition. Typically, in metal buildings all
welding and bolting are required to have special inspection. Please provide these
reports prior to the final inspection.
12)Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 3000psf. Reports calls for 24" of
structural fill. Please have the Geotech verify structural fill.
13)Any membrane and through penetrations of the fire resistive construction will be
required to be fire-stopped with listed fire stopping assemblies. The contractor is to
provide a cut sheet for the assemblies at the framing inspection. (lBC 71 3)
14)A Knox Box is required to be mounted adjacenttothefrontdoor. Please contactthe
Local Fire District for exact location.
1 5)Any exposed closed cell foam is to be covered with a Thermal Barrier or coated with
the appropriate listed coating.
1 ó)The y2" OSB decking for the roof structure and the 1 .1 0" plywood specified on the top
of the containers are required to be fire-resistant. Please see the attached code
section regarding combustible allowed in Type I and ll Construction. This condition
was not part of the original letter but is a requirementto make the installers aware of.
17)lf Hazardous Materials are stored and the quantities are over the allowed amounts in
IBC Table 307.1(1)then additional precautions will be required. Typically, Control
Areas or listed cabinets are utilized. Control areas are one-hour rooms, the building
code allows 4 ControlAreas at grade level. No hazardous materials are to be stored,
unless a Hazardous Materials Report is created and approved.
The 55 gallons drums of foam insulation are not stored in the building anymore. The
insulator is to bring the product when needed.

The plans have been reviewed to the currently adopted codes in Garfield County. lf an item is
missed during review, it is the applicant's obligation to comply with all adopted codes in Garfield
County.
Below is a list of conditions to be addressed during construction. There is no response needed,
compliance will be required during field inspections. Documentation is to be provided during
construction, if needed. Please contact me if clarification is required.
