The report is dated May 4, 2021. The report number is No. 21-7-306. The report was provided my office by Umberto’s project manager, Monico, on 11/17/2023. This was the first time I was made aware of the report. Soils Report Summary: In summary, the report recommendations, which were confirmed as practical by in field observation at the time of excavation by Kumar, require a 4000 psf max, 1000 psf min allowable soil bearing pressure below footing elements. The original soil bearing pressure assumption made by my office during our final design in May of this year was 1500 psf max bearing, with no minimum bearing, in accordance with IRC 2015 Table R401.4.1. Analysis Conclusions: After detailed load analysis of the as built condition, it was determined that a portion of the existing foundation did not satisfy the 1000 psf minimum dead load bearing pressure requirement stated on page 3 of the Kumar report. The area that did not conform was the 4 pad footings on the building interior. The pads are highlighted in the following sketch: ● Rifle ● Colorado ● 81650 ● 970-366-8690 ● Recommendations: The in place footings in the 4 highlighted locations were cast in place as 4 foot x 4 foot x 11 inch thick reinforced pads. We recommended that the owner/contractor cut the installed pads down to a 2ft square profile, narrowing the pad contact with the subgrade, raising the minimum bearing pressure into compliance with the 1,000 psf number presented by Kumar. A one page specification for this repair was issued to the owner (sheet S2.0). The specification is attached to this report for reference. Observations: The owner began remediation work on the pads on 12/2/2023. Our office inspected the work on 12/4. The pads were cut to the 2 ft sq. profile recommendation. It is our understanding that the slab patch will be poured this week. ● Rifle ● Colorado ● 81650 ● 970-366-8690 ● Conclusion: In summary, the field modification presented in this report, bring the foundation for 152 Rusty Spur Trail into compliance with the soils report number is No. 21-7-306, produced by Kumar and Associates dated May 4, 2021. LIMITATIONS:  The areas that I observed were readily accessible using conventional means of access and observation. Likewise, structural system deficiencies, if any, that are hidden behind finishes or obstructed from readily available points of visible would similarly invalidate the conclusions in this report. Such anomalies should be reported as they are discovered, granted they even exist.  No warranty is either implied or expressed. This concludes this report.
