DESCRIBE WORK ON BUILDTNG APPLICATION FORM: Repaìr and replace stairwell, connect
& upgrade plumbìng, Iìghting & electrical, switches, downstaírs and upstaîrs showers, cabÍnets &
applìances &trim floors, tubs, toìlets, vanitÍes, and ìnsulatÍon where needed.
1) ALL WORK SHALL COMPLY WITH THE 20'I5 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)AND 2018
I NTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) PROPOSED IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE
ATTACHED "GARFIELD COUNTY BUILDING REOUIREMENTS". NUMBER REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) ELECTRTCAL pERMtTTtNG AND TNSpECTTONS BY COLORADO STATE ELECTRTC BOARD. ELECTRICAL
ROUGH-IN APPROVAL IS REOUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS
REOUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
4) WILDFIRE MITIGATION RECOMMENDATIONS: SHOULD COMPLY WITH WILDFIRE MITIGATION AND
DEFENSIBLE SPACE RECOMMENDATIONS PER COLORADO STATE FOREST SERVICE AND LOCAL FIRE
DISTRICT. PLEASE REFER TO THE GARFIELD COUNTY COMMUNIry DEVELOPMENT WEBSITE FOR
ADDITIONAL I N FORMATION.
5) SMOKE DETECTORS AND CARBON MONOXTDE ALARMS REOUTRED THROUGHOUT THE EXTSTTNG
RESIDENCE PURSUANTTO 2015 IRC SECTION R314AND R315.

ENSURE VENTILATION IS MAINTAINED IN BATHROOMS PURSUANT TO 2015 IRC SECTION R303.3 AND

7) MINIMAL STAIR DETAILS PROVIDED. STAIR TREDS, RISERS, GRASPABLE HANDRAILS AND GUARDS

SCOPE OF DEMOLITION WORK IS UNKNOWN AND YET TO BE DETERMINED. IT SHALL BE AT
GARFIELD COUNTY BUILDING INSPECTOR'S DISCRETION -- BASED ON OBSERVED ON SITE
CONDITIONS.. TO REOUIRE OWNER BUILDER TO OBTAIN SERVICES OF A COLORADO LICENSED
ARCHITECT / STRUCTURAL ENGINEER TO PREPARE AND SUBMIT STAMPED DETAILS FOR ANY
ALTERATION OR MODIFICATION TO BUILDING FRAMING AND/OR STRUCTURAL MEMBER(S).
9) sEE PLAN ATTACHMENT #1 - #77 FOR GUTDANCE AND PROJECT PLANNING. SAID PLAN
ATTACHMENT ALSO PROVIDES OWNER BUILDER WITH GUIDANCE ON PREPARING FOR FUTURE
BUILDING INSPECTIONS. AS WE PRESUME THIS IS AN OCCUPIED RESIDENCE, THE OWNER
BUILDER MUST BE PRESENT AT THE JOB SITE ON SCHEDULED INSPECTION DATES TO
PROVIDE THE INSPECTOR ACCESS TO BUILDING PREMISES. IF OWNER BUILDER IS
UNCLEAR ON SEOUENCE AND READINESS FOR INSPECTIONS, OWNER BUILDER IS
RECOMMENDED TO CALL THE GARFIELD COUNTY INSPECTION REOUEST LINE BEFORE
4:30 PM THE PRIOR BUSINESS DATE, TO REOUEST A "STATUS INSPECTION WALK
THROUGH" AT THE START OF THE PROJECT (AND BEFORE NEW WORK COMMENCES).
