Thanks Larry. Glad to now understand the plat was consolidating two parcels and not splitting. That simplifies the rest

l'm currently review plans for 6,600 sq ft garage at 68 Wilson Lane and have a few questions on the overall work scope.
Your responses will allow me to continue the review and ensure your plans are correctly stamped in accordance with the
applicable code sections.
QUESTIONS:
L. As the building application form specifies this is a residential building permit application and plans list
residential garage, please re-confirm this is for the lot owner's private personal use and intended as an
accessory structure to the existing residential home on the depicted 4.542 acre parcel? Yes, this is
correct.
2. Related to #1, please re-confirm the 6,600 sq ft garage is not intended for future use as a commercial
business, place of employment nor for rent or use by the general public? Re-confirming, the building is
not intended for future commercial use or rent or use by the general public.
3. Accompanying the building site plan was a "Boundary Line Adjustment Plat" by Bookcliff Survey
Services dated O3/2O/23. The plat appears to depict a 10 ft public service company utility easement
and surveyor has marked "boundary line to be adjusted".
3.a. What is the current status of the plat? The "Boundary Line Adjustment Plat" has been recorded in
Garfield County. The boundary line adjustment resulted in the 4.542 acre parcel which was required by
Garfield County.
3.b. Willthe property size remain 4.542 acres, with no further "splitting" or "subdividing of the
lot"? Yes, the 4.542 acres is the result of consolidating two parcels.
3.c. Will the boundary line adjustment affect the planned site location for the new 6,600 sq ft garage
structure? No.
