The insulation details delineated on the plans do not appear to match the U-Values
indicated in the COMcheck report submitted or the R-Values on the Cover Sheet 0.0.
The "lnsulation Requirements" on sheet 0.0 indicates "Actual R-Value to match
COMcheck report. The COMcheck Report was not produced using R-Values.- lf using the U-value method, please submit the calculations and u-values for
each component in each assembly. See the attached Commentary for that
section of the Energy Code for reference. Please provide cross sections of the
wall assembly and roof assembly detailing exactly how it is constructed.- lf using the R-Value method. Please provide cross sections of the wall assembly
and roof assembly detailing exactly how it is constructed. The roof will require
R-5 thermal blocks if using the R-Value method.
Prescriptive R-value insulation requirements are now provided on the cover
sheet and detailed on sheet 45.0.
50.01 - The Design Criteria is indicating a 35psf roof snow load. The minimum design
criteria in Garfield County is 40psf. Please address accordingly.
Calculations have been revised as well as the Design Criteria on Sheet S0.01.

The foundation design does not appear to follow the recommendations in the Soil
Report that was submitted with the permit. The report recommends helical piers but
gives recommendations for Shallow Foundations in 8.2.- Please have the structural engineer reference the specific soils report on the
drawings.
Note to add reference to geotechnical report has been added under lhe
Foundations Section.
The Geotech Report recommends 400psf and 300psf for gravity loads and lateral
loads respectively. The Structural notes indicate 1500psf and 2000psf
respectively.
Sheet 50.01 updated as well as calculations. Note a strip footing has been added
under each bearing wall to compensate for the lower bearing pressure.
The Geotech Report indicates separating the slab from the foundations, columns,
etc. The details on the plans do not indicate separation.
This would be in reference to a separated footing and stemwall from the slab
The footings are designed to be continuous pour and it is not reasonable to
separate a floating slab from each footing. The structures are designed to be
flexible and be able to maintain integrity with some rise and fall of subgrade
foundations. This is not necessary for this design.
There are no footings indicated for the interior bearing walls
A strip footing has been added under each bearing wall to compensate for the
lower bearing pressure.
When more than one exit is required from a building at least (2) accessible means of
egress are required. The main entrance qualifies as one. Please provide an additional
accessible means of egress from the building. (lBC 1009)
Accessible means of egress have been marked on the north and east sides of
the building.
The exterior exit doors are to have access to a public way or to a "Safe Dispersal Area"
that is 50' minimum from the building. Please indicate on the site plan how compliance
is obtained, (lBC 1028.5)
An "Exit Discharge Plan" has been added showing an exit path to public way
There is always a question regarding hazardous material storage in this type of facility.
Typically, in storage facilities the leases will cover hazardous material storage. Would
you please provide a statement or a sample lease agreement for the County's file. (lBC
414)
See attached rental agreement (Section 6)
After speaking with the Fire Marshal, a Knox Box is to be installed at the entrance gate
prior to issuance of the building permits.
A Knox Box for emergency access is to be provided at facility entrance. See Civil
site plan.
Please indicate on the plans the termination location for the condensate lines from the
fan coil units.
See updated mechanical plans.
The emergency lighting is to illuminate the isles/corridors to one foot candle. The
location of the emergency lighting is at the exterior exit doors. The emergency light
fixture specified will illuminate to 24'. Please add interior emergency light fixtures to
cover all the interior hallways. (lBC 1008.3)
