Project Detaits:
Existing 2500 sq.ft buitding. 2000 sq.ft on main fl,oor and 500 sq.ft on 2nd ftoor. Main ftoor
was broken into 2 units, front unit was a yoga studio and back unit was a residentiatrentat.
2nd ftoor is a 1 bed residentiat unit with separate entrance. The main ftoor was heated with
in ftoor radiant heat and 2nd ftoorwas heated with etectric baseboard heaters.
We wiil, be converting the entire downstairs into a 2 bedroom 2.5 bath Singte Famil"y home
(2000 sq.ft.) and witl, use the upstairs unit as an ADU. We wil,l, be adding 500 sq.ft to the
upstairs unit (total, of 1000 sq. ft.) The heat for the upstairs wil,t be hot water baseboard
heaters.
When we purchased the buitding last year we instatl,ed a new high efficiency boiter and hot
water heater. We al.so instal.ted a new OWTS tast fatl (permit # SEPT-8228)The otd system
was antiquated and undersized. The current system is sized appropriatety for how we
intend to use the buitding.
The buitding witt atso receivd a new roof, new siding and new windows through out.
The ADU upstairs witl have a private exterior entrance.
