Hello David and Gerd,
I am currently reviewing change order #5 to Architectural plan sheet A2.01 dated April 11, 2024, delivered by
Gerd Zeller and received in our office on April 12.
QUES ONS:
L. With the modest reshaping of walkout "flex f bedroom", new bathroom group AND introduction of
glazing along exterior fall facing the exterior spiral stairs in space - formerly marked as "unfinished" --
may I re-confirm the subject lower level area is to become part of SIMONETTI residence finished
habitable living area as the construction project reaches building final inspection / Certificate of
Occupancy final inspections? The Wolkout level will have still have the same unfinished areas per
original permit submittol except for the added bathroom adiacent to the Flex Bedroom. The windows
were odded only becouse the window manufacture shipped wrong windows (sizes) and Client wanted
to incorporate what would have been unused windows in the house ond the unfinished basement areo
wos the only areo where they fit. The spoce will remain unfinished.
2. Am I correct understanding the walkout basement at time of building final / certificate of occupancy
will have no partially finished basement space. See Comment obove. The lJnfinished oreas will remain
with the exception of the added bathroom.
3. Space formerly marked as unfinished 1,506 sq ft "unfinished" is now "finished habitable living area" -
save for a modest modification of a basement "utility" room from 96 sq ft to an amended approximate
192 sq ft non-habitable "utility" space (accessing the Simonetti's adjacent existing crawl
space). Correct? lncorrect. See comments for questions No.L and No. 2 obove. The South utility room
has grown but is still uninhabitable spoce.
4. Change Order #5 dated 4/LL/2024 includes clouded CHANGE ORDER DIRECTIVE #L: Kitchen 1. Furr
side wall at Refrigerator. As part of this most recent revision, I request an affirmation the walkout
floor plans include no "second kitchen" nor full size kitchen appliances. Please confirm. Wall chonge
wos for refrigerator size ot the kitchen on main level. There ore no plans for secondary kitchen or
oppliances ot the walkout level thot Thrive Design is aware of.
5. As this is a residential fire-sprinklered building, has the general contractor / sub contractor obtained
rough-in reinspect and /or final fire sprinkler re-inspect for the walk out floor plan changes? The
office copy inspection card shows this building has received drywall inspection, striving to avoid
unintended rework or delays at GarCo building final inspections. Thrive Design has no knowledge of the
inspections at this point. The response I received from the contractor (Gerd) was thot the Fire Dept was
ok with them movinq the Heads.
Written response to items #1 - 5 will be most helpful in supporting the remaining "red lines" and fee
calculations for the submitted change order. I am reaching out now to avoid unnecessary confusion and delay
at building final inspections.
