Mechanicalengineer has made some revisions to mechanicalplans and has included a nanative of explanation in supporting documenb. We have chosen to insulate the exterior accessed units and doors, and provide heaters for tl're purpose of covering this area wih the wet sprinkler system.1 The foam plastic insulation in the exterior walls is to be protected with a thermal banier. The 29 ga. Metal is allowed in one story buildings. Please address accordingly. (lBC 2603.5) RESPONSE-See sheet A2.t and A4.l for note regarding inclusion of spray applied thermal banier to foam lnsulation. 2 Vestibules are required at the 4 main entrances. Please address accordingly. (IECC C402.5.7) RESPONSE-See mechanical plans M1.1 and Ml .2 for addition of air curtain at each of the 4 entries. 3 Please provide an issued CDPHE Stormwater Discharge Permit. RESPONSE-W||| forward when we receive. 4 The amount of parking provided is questionable. Based on the County's Land Use Code the closest Use Type is Warehouses, requiring one space per 2000 square foot of floor area, 52 spots. Having no parking at the upper entrance is also questionable. Parking should be split up between these major enfances. (LUDC 7-302l. Parking is shown for office, with parallel parking adJacent to the building for customers to load and access the building. 13 stalls are available at the north slde and 6 parallel stalls available at the south side in addltlon to the 12 stalls shown south of the ofiice, for a total of 3{ stalls.5 Sheet SA1 and G4.0 are indicating snow melt systems at both north entrances, referring to the MEP drawings. The electrical drawings show a snow melt boiler in the elecrical schedules, but no reference to a boiler in the mechanical or plumbing drawings nor schedules. lf snow melt is desired, please coordinate drawings and include the automatic.conbols required in 201 8 IECC section C4i03.12.2. RESPONSE-requesting deferred submittal of equipment for snow melt system aa design build by GC. See sheet SAi for note rcgadlng same. 6 Please provide drinking fountains. Please also comply wih Protruding ltems requirement in the ICC Nni 2009. The County's Land Use Code allows one sign for each lot sfeet frontage. The East side has no street fn:ntage. Please remove he sign on the East side of the building. I A3.1 - The Material Legend is indicating the signs will be backlit The illumination section of he Sign Standards indicates sign shall have shielded and covered lightbulbs and shall not cause glare or adversely impact residential areas. RESPONSE-Sfylighis are not desirable in storage as the UV lights degrade stored materials. ln addltion ldon't believe this would aFplv, as 75% of the roof is not 15' height or greater. Lightlng is controlled by motlon sensors in units as well as corridors. 14 Which Additional Efficiency Package is being utilized? (IECC C406) RESPONSE-Reduced Lightlng Power. See attached comcheck. 15 There isn't enough information provided on the plans to verify energy compliance. Please provide Com0heck Reports for fte Envelope, the Mechanical, and the Lighting. Please see he attached plan review checklist for guidance regarding information required on the plans. RESPONSE-Comcheck reports attached, 16 There is a question regarding hazardous material storage in 0ris type of facility. Typically, in storage facilities the leases will cover hazardous material storage. Would you please provide a statement or a sample lease agreement for the County's file.
