Dear Mr. Woodruff,
The County Building Department has performed the review on the building permit application
and plans for the new building proposed at the above address.
There are items that need to be addressed prior to considering issuance of the building permit
and items that can be addressed after the issuance of the building permit.
Please provide a response letter addressing each item listed in the "ltems to address prior to
issuing a building permit". Response not required for the "Conditions to be addressed during
construction" but please address if clarification is needed.

Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for
the resubmittal.
Corrections to address prior to issuinq a buildins permit:
1 Both sets of drawings are identical. All 4 sets submitted are for Building B, Hanger 3 and 4
Please provide 2 complete sets of drawings for Building A, Hangers 1 and 2.
2 A002 - Travel distance is measured horizontally and vertically. The common path of travel is
indicated as measured diagonally. When measured correctly the proposed location of the
egress door is overthe allowed 100' maximum common path of travel. (lBC Table 1006.2.1
and 1017.3)
3 4002 - There is a statement indicating the intended use is NOT Storage Group S. IBC
Section 311.2 clearly states Aircraft Hangers are an S-1 Occupancy. Please change the
statement accordi ngly.
4 A004 - There's a letter inserted on this sheet referencing a project in Moab, Utah. Why is
there a letter for a different county and state within the submittal?
5 ,4005 - The interior lighting is indicating using 150w Lepro High Bay Light without a depiction
on how many there will be. The closest occupancy within the interior lighting allowances are
warehouses. This allows .48 watts per square foot or (28) 150w lights for the entii-e building.
Please provide a layout of the lighting forverification. flECC Table C405.3.2(1)l
6 ,4006 - There is a vanity shown under the lavatory in the restroom. Knee and toe clearances
are required to be provided under the lavatory. Please address accordingly. (2009 ANSI
4117.1 - 606.2)
7 ,A006 - The lavatory scales at 36" above the floor and is not dimensioned. This lavatory is
required io be 34" maximum height. Piease adciress accordingiy. (2009 ANSI Ai 17.i -
606.3)
8 4003 - The window schedule is indicating a 60'x4' polycarbonate window. Please show on
the elevation drawings the location of the window(s).
9 Please show the leased boundary, the airport property lines, and the existing airport
boundary fence on the Civil Plans. (lBC 107)
10 Provide the vehiele turnaround and additisnal fire hydi=ant per the Fire Marshai's request.

A list of required inspections will be attached to the plans. The State is to permit and
approve the electrical work.

Underground utility locates is the responsibility of the owner or contractor. 811 is the
Colorado Utility Locate Hot Line.
All backflow preventers are required to be tested and certified by a licensed backflow
specialist after installation and prior to issuance of the Certificate of Occupancy.
Separate Sign Permits are required for any external signs. Please contact the County
Planner for the apPlication.
Electrical Code compliance will be determined based on field inspections performed by the
State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card
or provide written documentation of the inspections.
please provide special inspections reports to the Building Department for bolting and
welding.
Geotechnical observation is required when the excavation is complete and written
verification be supplied at footing inspection, 2000psf'
Combustible material is limited in Type I and Type ll Construction. See IBC 603 for allowed
combustible materials.
All exterior lighting is to be downcast and shielded
A Knox Box is required to be mounted adjacent to the front door. Please contact the Local
Fire District for exact location.
All accessible door hardware shall have a shape that is easy to grip, including pocket and
sliding doors. (ANSI A117.1 - 404.2.6)
Grab bar backing is to be in place for the toilet at framing inspection.

4002 Building Code and Airport Standards- Section 106.2.1 Egress based on occupant load
and common path of egress travel distance. ,4002 Shows horizontal distance as 31'-0"
and vertical distance oi63'-8" for a maximum travel distance of 94'-8". The maximum
common path of egress travel distance (feet) as per Table 1006.2.1 in spaces with one exit or
exit access door is 100 feet with an occupancy load of <= 30.
The egress doors in Hangers 3 and 4 were moved to the center of the North and South hanger
walls, in order to meet the common path of egress travel distance (feet).

4006 The vanity was removed. The lavatory shown is ANSI complaint and meets 2009 ANSI
A1 17 .1.606.2 and 606.3.

is required to be 34" maximum height. Please address accordingly. (2009 ANSI A1 17.1 606.3).
AOOO ADA Bathroom - The lavatory is 34" above the floor and is dimensioned (and corrected
from 36"). Addressed as per 2009 ANSI A117.1.606.3.
8. 4003 - The window schedule is indicating a 60'x4' polycarbonate window. Please show
on the elevation drawings the location of the window(s).
4007 Elevations - An elevation sheet was added and the window schedule (,4003)was updated
to reflect a change in the polycarbonate window size. The new window size is 20' x 8'
polycarbonate window.
g. Please show the leased boundary, the airport property lines, and the existing airpoft
boundary fence on the Civil Plans. (lBC 107)

11 I have a call and e-mail to Armstrong regarding site drainage. I would like to verify the
proposed site drainage coordinates with the overall airport drainage plan. I assume it does but
wanted some verification. lf you can provide info on the subject, it would be appreciated.

Yes, what they (High Per.formance Hangers) are proposing aligns with the overall drainage plan
for the airport. Essentially everything on the east side of the airport drains to the north to
intercept the drainage ditch that flows roughly parallelwith the runway. Also, all of the drainage
infrastructure installed during the major runway project in 2011/2012 was all sized for ultimate
buitdout conditions, so everything we've seen seerns fo be properly sized for full buildout.
