Total Project costs are $1,929,201, reflecting all construction and development costs through and including the Issuance of a Certificate of Occupancy. A total of $425,908 has been paid, pre -paid or deposited as credits against Project costs. The cost to complete the Project is $1,503,293 and $1,696,213, after including a 10% contingency allowance. The foregoing Is complete and accurate to the best of my knowledge as of May 22, 2024. This Letter of Credit shall be governed by Article V of the Uniform Commercial Code as in effect in the State of Colorado on the date of issue. This Letter of Credit sets forth in full the terms of our undertaking, and such undertaking shall not in any way be modified, amended, amplified or limited by any document, instrument or agreement referred to herein, or in which this credit is referred to, or to which this credit relates; and no such reference shall be deemed to incorporate herein by reference any such document, instrument or agreement. There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. (IBC Table 1006.2.1 and 1017.3) A002 — There is a statement indicating the intended use is NOT Storage Group S. IBC Section 311.2 clearly states Aircraft Hangers are an S-1 Occupancy. Please change the statement accordingly. 4 A004 — There's a letter inserted on this sheet referencing a project in Moab, Utah. Why is there a letter for a different county and state within the submittal? 5 A005 - The interior lighting is indicating using 150w Lepro High Bay Light without a depiction on how many there will be. The closest occupancy within the interior lighting allowances are warehouses. This allows .48 watts per square foot or (28) 150w lights for the entire building. Please provide a layout of the lighting for verification. [IECC Table C405.3.2(1)] 6 A006 — There is a vanity shown under the lavatory in the restroom. Knee and toe clearances are required to be provided under the lavatory. Please address accordingly. (2009 ANSI Al 17.1 - 606.2) 7 A006 - The lavatory scales at 36" above the floor and is not dimensioned. This lavatory is required to be 34" maximum height. Please address accordingly. (2009 ANSI Al17.1 - 606.3) 8 A003 — The window schedule is indicating a 60'x4' polycarbonate window. Please show on the elevation drawings the location of the window(s). 9 Please show the leased boundary, the airport property lines, and the existing airport boundary fence on the Civil Plans. (IBC 107) 10 Provide the vehicle turnaround and additional fire hydrant per the Fire Marshal's request. 11 1 have a call and e-mail to Armstrong regarding site drainage. I would like to verify the proposed site drainage coordinates with the overall airport drainage plan. I assume it does but wanted some verification. If you can provide info on the subject, it would be appreciated. Conditions to be addressed during construction: The approved plans are to be on -site for inspections. All backflow preventers are required to be tested and certified by a licensed backflow specialist after installation and prior to issuance of the Certificate of Occupancy. Separate Sign Permits are required for any external signs. Please contact the County Planner for the application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical Inspector, (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspections. Please provide special inspections reports to the Building Department for bolting and welding. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection, 2000psf. Combustible material is limited in Type I and Type II Construction. See IBC 603 for allowed combustible materials. All exterior lighting is to be downcast and shielded. A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for exact location. All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1—404.2.6) Grab bar backing is to be in place for the toilet at framing inspection.
