Re: Summary of Final Review for Lot H-17
Dear John and Marlissa,
The Design Review Committee (DRC) completed final review of your submitted plan set for Lot H-17,
administratively, based on the conditional approval that was given on February 6h 2024. T:he
conditions of that approval have been satisfied and this project is approved to move forctard. The
deadlinefor completion is September 23'd 2025.
Receipt of the $5,500 SAF and $5,500 CRAF is hereby acknowledged. As stated in the preliminary
approval letter, the DRC fee of $9,000 was paidatthe preliminary meeting. Please be aware that this
basic fee covers preliminary application processing, neighbor notification, preliminary review, final
application processing, frnal review, the pre-construction meeting, dry-in inspection, grading
inspection, final inspection, project oversight, and project closeout.
The DRC approved the final set of plans based upon the following:
1. Variance for wall length in bedrooms three and four was approved.
2. Variance for wall length at family and guest bedroom was approved.
3. Variance for Secondary roof over gara5e was approved.
4. Variance for east patio outside building envelope was approved.
5. Golf course approval of plantings in easement.
6. Civil plans show downspouts and drainage.
7. Landscape plans approved by DHM.
Site Materials Mock-up - A materials color mock-up wall must be built on site within 30 days of the
start of construction and installed on the outside of the construction fence. The DRC will make afrnal
decision on color and materials at this time.
Plantings - Must be installed as approved on the landscape plan with type and size specified.

An on-site pre-construction meeting is required before construction may corlmence. Also, a rough-in,
dry-in and a grading inspection are required during the construction phase of the residence. Please
contact the DRC Adminisfrator to arrange for these inspections per the Design Guidelines and for a
final site inspection by the DRC.
The DRC requires a building height verification survey to be completed prior to the rough framing
inspection (rough-in) inspection and performed by a Colorado professional land surveyor and shall
include a statement by the surveyor stating the building height is in compliance with Garfield County
building height rules. A completed height verification survey must be provided to the Aspen Glen
DRC. The standard form (and other forms and information) that shall be used is found on our website
aspenglenhoa.com.
A Letter of Satisfactory Completion or Conditional Letter of Satisfactory Completion MUST be issued
by the DRC before applying for a Certificate of Occupancy from Garfield County. Details of these
procedures are contained in the Design Review application packet.
Prior to closing the file and returning the builder's completion deposit, copies of the Certificate of
Occupancy and an Improvement Location Certificate must be provided to the DRC. The DRC may
elect to withhold a portion of the Builder's Completion Deposit to ensure that fural landscaping is
completed, and growth is assured.
Please keep in mind that a copy of your approved plans will be kept on file for periodic review by the
Design Review Committee to assure compliance with your approved plans. Any anticipated changes
from your approved plans must be submitted to, reviewed by, and receive approval from the Design
Review Committee prior to making any changes.
