To the Chief Building Official,
We were requested to submit this letter as a statement to address the intended use of our home
located at the above address. Our home was designed and constructed per the current building codes
of Garfield County during 2022-2024. Our design has multiple gathering areas that include additional
appliances and countertop space that the current Garfield county code deems as “in excess”. We
understand that the intent of the current County code is to deter home owners from the ease of
creating rental spaces within their homes and to ensure that areas of a home used as a rental need to
conform to the safety requirements set forth in the current codes.
Our intentions for the design of our home was for the ability to have large family gatherings in
our home and give multiple areas for our large family to gather and have semi-separated areas to enjoy.
None of the spaces would easily be converted into an ADU without major work that would require
additional permitting. There was never the intention to have multiple kitchens or areas to allow other
occupants to live in the home. The home will be occupied by us for about six months of the warmer
months and a couple of weeks during the winter. No rental of the property will occur. Due to the large
size and layout of the entertaining areas and grilling porch it was necessary to use full size appliances in
more areas than the kitchen.
The home was built to be a generational property and we intend to keep it in our family.
