COM -(i:;:1>'f l<.-: (:(.);\51 l I-'f Il\(; April 19,2024 Tim Finholm tfinhol m@u niq ueprop. com Onsite Wastewater Treatment System (OWTS) lnspection 240 Rippy Lane Garfield County, Colorado Tim, As requested, CBO lnc. performed an Onsite Wastewater Treatment System (OWTS) inspection at240 Rippy Lane, New Castle, Colorado on April 19,2024. The legal description of the 4.98-acre property is as follows: Section: 5 Township: 6 Range: 91 A TR. lN THE SESE. 4.98 ACRES Parcel lD: 21 81-054-0044A The permit (enclosed) was provided by Garfield County Land Explorer Database. The subject OWTS consists of one 1000-gallon, two-compartment Copeland concrete septic tank followed by a soil treatment area (STA) comprised of an 18' x 45' pipe and gravel absorption bed with 3-feet of gravel under the perforated pipe. lndividual Sewage Disposal System (ISDS) Permit 1420 documents the system. The system was sized 1o accommodate 3 bedrooms. The permit received final approvalon April29, 1988. The existing residence will be replaced with a new, 3-bedroom residence placed in the same approximate location as the existing residence. The septic tank is located off the southwest portion of the existing residence. The manhole lids are approximately 6-inches io 1-foot below grade. Sanitary tees were present on both the inlet and outlet side of the septic tank. Pipes coming into and going out of the septic tank are cocked upward slightly which is an indication of setting of the sewer lines outside of the septic tank. The outlet side of the septic tank is showing signs of deterioration of the concrete. Liquid levels in the septic tank were normal. lf the septic tank will remain in use, we recommend adding risers to bring access to grade and replacing the damaged manhole lid. There were no inspection ports observed in the STA. We walked the approximate STA and found no evidence of surface saturation or failure at the time of the inspection. This evaluation is not a guarantee of future system performance. Disclaimer: Tltis inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed lnspector's experflse in onsite wastewater technology. The lnspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous facfors which may affect the operation of an OWTS, as well as the inability of the lnspector to supervise or monitor the use or maintenance of this OWTS, this repoft shall not be construed as a warranty by the lnspector that the sysfem will function properly for any particular prospective buyer, and the lnspector dl'sc/ams any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the sysfem is having on groundwater. There was interest in replacing the septic tank at the time of delivery of the new home. SITE CONDITIONS The existing 3-bedroom residence will be removed and replaced with a new 3-bedroom residence. The existing OWTS may remain in use. lf replacement of the septic tank is desired, the existing septic tank must be pumped and the top, bottom, and sides collapsed and the remaining void filled with onsite soil OR removed. The residence is served by a private well on the property. The well is located to the northwest of the driveway. The well must be at least SO-feet from the proposed septic tank. The Colorado River runs along the eastern portion of the property. All OWTS components are at least 50-feet from the river. The existing 18' x 45' STA may remain. There should be no traffic or staging of material over the ETA to avoid compaction of soils and/or damage to distribution piping. DESIGN SPECIFICATIONS For the purposes of this Septic Tank Replacement design, Benchmark Elevation has been established as 100' as the elevation of the sewer line existing the new residence. While we have included minimum fall requiremenfs, fhe elevation of the existing sewer line entering the STA must match existing. CBO lnc. should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. *Elevations are based upon standard OWTS installation practices. Component elevations may change during installation due to site conditions. Minimum grade refers to piping between components. The 4-inch SDR-35 sewer line exiting the residence must have a double-sweep clean out and a minimum 2o/o grade to the septic tank. The system installation must include a 1OO0-gallon, two-compartment Infiltrator@ poly septic tank with an Orenco@ Biotube effluent filter on the outlet tee. Risers must bring the manhole lids to grade for access. lf more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. The 4-inch SDR-35 sewer line exiting the septic tank must have a minimum 1% fall and tie into the existing sewer line entering the STA.
