4. a) Rooms that will have comfort heating and cooling - Gun
room, workshop, tool storage, storage, bathroom, utility and
laundry.
b) Rooms that will be unconditioned - The entire building will
be heated. The main barn 984L sq ft and equipment storage 145
sq ft will be radiant in floor heat only; not cooled.
c) We will be using the 2018 IECC prescriptive table R402.I.2
with 6yr" wall sip panels that are rated at R-23 continuous and L2
To" roof panels that are rated at R-45 continuous.
5. Agricultural equipment only.
6. Ranch supplies such as rope, rags, barbed wire...general ranch
supplies. No chemical storage.
7. Yes, the toy barn will have a fire suppression system.
8. The septic system was slightly oversized in case there were
ever any future additions made. Currently there are no plans to
add those items.
9. We have a powder room, but no shower.

I am currentty reviewing your buitding permit apptication and
blueprints for a detached structure on 500+ acre parce[.
I need to gather further information to be assured we finish
reviewing bl,ueprints under the correct code(s) and appLy
appropriate conditions to the issued FIELD COPY.
LIST OF QUESTIONS TO ADDRESS before the buitding permit
is issued:
1. Given the 14,008 sq ft total, buitding structure area,
inctusion of 4 equipment lifts, one truck Lift and one PT-
mutcher parking bay, maywe confirm this detached
structure witt be for agricutturaI and garage private
personal use by the individuaI property owner, and as a
private accessory buitding to an establ,ished main
residence?
2. And the buitding is not intended for any future
commerciaI business operations or other non-
residentiaI mixed use?
3. The apptication form lists the structure wil,t be ptaced
on parcel 218931400039 and a property size of 500
acres. However, when lvisit Garfietd County Land
Exptorer mapping (GlS), a parcel of 237.19999695
appears under ownership of BWI FINANCIAL LLC. Said
parceI is graphicatty depicted betow

And parcel data includes a PROPERry RECORD CARD with an
otder circa 1919 residence as depicted here:

When we view the submitted SITE PLAN for the Out of
Bounds Ranch Toy Barn, the drive and road atignment
and layout of structure(s), seems to be located in

vicinity of a separate parcel of 5 acre [and size, owned
by BWI RANCH I LLC under 239106200256?

And this smal,ter parcel appears to have a newer residence
buitt in 2OO2 or thereabouts?

Before compteting the l,and use and zoning comptiance review
for this buitding apptication, I woutd Like a written repty f rom
the property owner or owner(s), confirming which [and parcel
the proposed detached toy barn witl be ptaced on? Ptease
hel,p us cl,ear[y understand and identify the correct parcel and
what other existing buitding(s) and use(s) sha[[ remain on the

4. The submitted ManuatJ Wrightsoft report appears to
represent a significant amount of the buitding structure
witt be heated, conditioned buitding space. The
insutation detaits provided may not be sufficient to
compty with Garfietd County's Ctimate Zone 58 and our
adopted 2018 IECC as an accessory structure reviewed
under the lnternational Residential' Code IRC / IECC.
4.a. What room uses and spaces are intended to have
comfort heating / cooting?
4.b. What rooms are to remain unheated /
unconditioned outside the thermaI envetope?
4.c. What is your proposed ENERGY COMPLIANCE
PATH for this buitding? Wittyou be submitting a
RESCheck report? Witt the structure compty with 2018
IECC PRESCRIPTIVE TABLE R402.1.2 R-vatues and U-
factors?
5. A-101 shows an equipment storage room off the main
garage,what type of equipment is being stored there?
Agricutturat, vehicutar, batteries etc. We are concerned about
hazards and ftammabitity and any retated fire codes....
6. A-101 shows a general storage room adjacent to tool
storage and bath, ptease expound on sort or types of materiats
being stored?
7. Does the owner intend this to be a fire-sprinktered buitding
or a non-sprinktered buitding?
8. Have there been or are there ptans to REVISED the fl'oor
ptans from what was originatl,y submitted for room uses
graphical.ty depicted on A-101? Your companion OWTS onsite
wastewate r treatment syste m permit co rrespo nde nce
incl,udes some "addition of a kitchen sink and

dishwasher". These amenities are not graphicatl.y depicted in
the floor ptan. We need to understand any possibte ptanned
changes to buitding occupancy and use(s), before the buitding
permit is issued for construction. Ptease advise. Prepare (2)
tul,l, size paper copies of any ptan changes and resubmit for our
review.
9. Accessory Buitding may have a powder room, but no tub or
shower. Garfietd County [oca[ amendment furnished to aid in
project ptanning.

10. Accessory Buitdings may have a wet bar onty, a singte sink,
no fut[ size kitchen apptiances, and counter tops [imited to
onl,y 25 sq ft area. Garfietd County local amendment provided
for project planning.

1 1. Viewing the submitted structural ptans, it is a tittle unctear
what connection detaits wil.l. be used to connect the purtins to
heavy timber roof frame members. There may not be
adequate detaits for Garfietd County Buitding lnspector to
perform the futt framing inspection. Ptease provide additional.
frame connectlon detaits -- be prepared your Structural
Engineer of Record may also need to suppty on-srte
observation of some connections.
REQUESTED ACTION: Consider question /
comments 1 - 10 and provide a written
response, along with (2) fult size paper
copies of any REVISED / CORRECTED
architecturaI or structura[ plan
sheets. Requested information may be
