Question 1:
Given the 14,008 sq ft totat buitding structure area, inctusion of 4 equipment lifts, one truck
tift and one PT-mutcher parking bay, may we confirm this detached structure witt be for
agricutturat and garage private personaI use by the individuat property owner, and as a
private accessory buil,ding to an estabtished main residence?
Answer:
The use of this structure is strictty for private use by BWI Financial, LLC (DBA Out of Bounds Ranch).
BWI Financial. LLC is the tegal. entity and I am the owner (Manager).
The purpose of the buitding is to store ranch equipment. we have a lot of targe equipment.
There witt be NO commercial use.
At this point, the main residence is tocated at 860 County Road 121,Carbondate, Co 81623
It is currentty being used to house ranch emptoyees.
The separate 5 acre parcet 239106200256 is atso part of the ranch, but is a separate tegat entity BWI Ranch 1 LLC
(atso owned by me and I am the Member).

And the buitding is not intended for any future commerciat business operations or other non-residential' mixed

2. The apptication form tists the structure witt be ptaced on parcel 21 8931400039 and a
property size of 500 acres. However, when I visit Garfietd County Land Exptorer mapping
(GlS), a parcel ol 237.19999695 appears under ownership of BWI FINANCIAL LLC. Said
parcet is graphicatty depicted below
l'm not sure that I am ctear as to what the question is...
BWI Financiat LLC owns approximatety 525 acres with an address of 860 County Road 121 .
BWI Ranch 1 LLC owns a 5 acre parcel with a home on it that is housing the Out of Bounds Ranch Managers. The
address is 9999 County Road 115.
The Ag buitding/toy barn drive does tie into the drive way of 9999 County Road 1 15 as a matter of convenience and
practicaI use.

on sort or types of material,s being stored?
7. Does the owner intend this to be a fire-sprinktered buitding or a non-sprinkl,ered
buitding?
8. Have there been or are there ptans to REVISED the ftoor ptans f rom what was originatty
submitted for room uses graphicatty depicted on A-101? Your companion OWTS onsite
wastewater treatment system permit correspondence inctudes some "addition of a
kitchen sink and dishwasher". These amenities are not graphical,l,y depicted in the fl'oor
p1an. We need to understand any possibl,e ptanned changes to buitding occupancy and
use(s), before the buil,ding permit is issued for construction. Ptease advise. Prepare (2)
ful,l, size paper copies of any ptan changes and resubmit for our review.

adequate detaits for Garfiel,d County Buitding lnspector to perform the futt framing
inspection. Ptease provide additionat frame connection detaits -- be prepared your
Structurat Engineer of Record may atso need to suppty on-site observation of some
connections.
REQUESTED ACTION: Consider question / comments 1 - 10 and
provide a written response, along with (2) futl size paper copies
of any REVISED / CORRECTED architectural or structural plan
sheets. Requested information may be hand-delivered to the
Garfield Gounty Gommunity Development Department front
desk, located on 4th floor of county Administration buitding, 108
Eighth Street, Suite 4O1, in downtown Glenwood Springs,
