Rick,
As requested, and in reference to our permit structural drawing sheet S2.01, dated 2/5/24, we have reviewed the
proposed concrete foundation sizes and specifications for the elevator addition between grids 8 & 9 at the east side
of the existing foundation. It is our understanding that the garage addition south of grid 9 will not be constructed
at this time.
We were notified by your representative, Eddie Ruben, that the existing concrete footings below the three-story
residence were verified as 16” wide on site and that no notable movement has been observed in the existing
structure. Assuming matching conditions, the new concrete footings should be adequate as 16” wide x 10” deep
continuous footings with (2) #5 continuous, bottom. The concrete wall shall be reinforced with #5’s vertical at
24”o.c. and #5’s horizontal at top, mid height & bottom, centered in wall. Refer to 1/S6.01 for standard hooked
dowels into concrete wall and drain & bearing soil recommendations. All horizontal footing and wall reinforcement
shall be doweled and epoxied, 6”, into existing concrete with Hitli HIT-HY 200 or approved equivalent. It is
assumed that the existing and new footings and tops of walls are the same elevations. Per Foundation notes on
S0.01 it is recommended that the soils conditions be verified as adequate for the assumed soil values by a
geotechnical engineer.
Once you or your representatives are able to remove existing finishes and verify the existing framing structure
noted on our permit set, please notify us to schedule a site visit and to coordinate final structural design, framing
and details.
In order to provide final design and details for the garage addition south of grid 9, verified soils conditions and site
grading need to be provided, allowing time for design and coordination.
