The comments listed below are required to be resolved for the plans to verify compliance
with the 2015 lnternational Building Code (lBC) by lCC.
The purpose of this review is to provide for minimum protection of life, limb, health,
proper$, environment and for the safety and welfare of the consumer and general public as
regulated by the 2015 lnternational Building Code and other applicable Codes, including but not
limited to the lnternational Building Code 2015 the International Fire Code 2015, lnternational
Fuel Gas Code 2015, the lnternational Mechanical Code 2015, lnternational Plumbing Code
2015, the lnternational Energy Conservation Code 2015, the current Edition of the National
Electric Code, and, other applicable Codes and regulations as adopted and amended by the
Town of Basalt. The Focus of this review and correction list is the life safety provisions of the
2015 lnternational Building Code. Other referenced codes are only spot checked or reviewed by
others. The owner and contractor are responsible for compliance with all applicable csdes.
Electrical plans and installations are reviewed and approved by the State of Colorado.
These corrections shall be resolved prior to issuance of the Building Permit for the project.
Any and all deviations from the original plans and specifications approved by the Building
Department shall be submitted to the Building Department for approval prior to installation
The approval of plans and specifications does not permit the violation of any section of
the lnternational Building Code(s) and other applicable Codes adopted and amended by the Town
of Basalt, and, any applicable federal, state or local regulations.
Refer to the Approved Plans, Code Analysis & Gonditions of Permit, other Garfield
Gounty departments reviewing the plans and other adopted codes for additional code
requirements not noted on this list. lf plans are revised, changes should be clouded to
facilitate review and minimize expense to the applicant. The designer shall also submit a
written response to each item on this list and specify the location on the plans of the
applicable plan change. Submittal of a separate addendum sheet(s) with all revisions may
also be acceptable.
1 : :Allsheets to be stamped and signed by a design professional registered in this state,
Colorado. The Building Structural plans are stamped by an Engineer from Kansas, a stamp by
Colorado engineer is required. MEP plans shall be stamped by an Engineer licensed in the state
of Colorado, Anchor Details on Architectural plans should be stamped by an engineer or architect
licensed in the State of Colorado. (107.1)
2 : : lnclude a complete to scale site plan per Sec. 107 .2.5 showing all structures, dimensions
between structures, distances to property lines and public ways, etc and adjacent properties.
Show what structures are new and what are existing and new on the site plan. Are the ground
solar structures new or existing, etc? (107.2.5)
3 : : Speciff the Occupancy Classification and Type of Construction.4 : : Specify fuel source of mechanical equipment. Propane? Provide stamped fuel gas and
electrical plans that include specifying compliance with adopted Garfield County Building Codes.
Specify compliance of mechanical plans with adopted Garfield County Building lnternational
Mechanical Code. Any plumbing installed?5 : : The wall and ceiling finish material in this area must comply with Class requirements of

compliance with the soils report, Sec. 1804 lBC, and Garfield County Land Use code
requirements. A stamped site and drainage plans may be required if a Land Use Change Permit
is required. See solar system requirements below.

Provide Solar System Classification - Accessory - less than 15 kw, Small - 15-500 kW
Large - 500 kw? Specify. lf the solar system is a medium or large system a Land Use Change
Permit is required. Verify requirements with the Planning Department.
At a minimum, provide a note on the plans stating the Solar system will comply with
Division 11 of the Garfield County Land Use Code, the IBC 2015, and the most current edition of
the NEC as adopted by Garfield County and the State of Colorado.
When a solar system is installed on a flat roof it shall be raised no more than 6' above the
roof. Speciry on plans.
24 : :7-IIO2TELECOMMUNICATIONS FACILITES. Verify the Tower is under 100 feet. lf so,
provide a general note on the plans stating the Telecommunications Facility and Tower, etc. shall
comply with the lBC2O15, FAA requirements, and all local, state, and federal regulations. lf over
Tower is over100 feet Land Use Permit and a Building Permit and Plan Review for the Towerwill
be required.
