Littleton, Colorado 801 26 Contractor: Coleta Construction Re: Corrections and Conditions of Approval Job Address: 252 County Road 167 Dear Blue Creek Design, The County Building Department has performed the review on the building permit application and plans for the new building/addition proposed at the above address. There are items that need to be addressed prior to considering issuance of the building permit and items that can be addressed after the issuance of the building permit. Please provide a response letter addressing each item listed in the "ltems to address prior to issuing a building permit". Response not required for the "Conditions to be addressed during construction" but please address if clarification is needed. Please provide 2 complete sets of corrected sheets, with clouded areas reflecting changes, for the resubmittal. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (e7o)94s-82r2 Gorrections to address prior to issuing a building permit: 1 Please submlt 2 sets of architectural drawings stamped by the design professlonal 2 The architecturaldrawings are indicatingyo" = 1'scale. The drawings submitted are not printed to that scale. Please provide these sheets drawn to scale. 3 Please provide COMcheck Reports for the envelope. 4 The insulation values shown on Sheet 41.0 are reflecting residential requirements. As this is a mixed use building the commercial sections are to abide by the commercial code sections and the residential portion is to abide by the residential code sections. Please address accordingly. (2018 IECC C101.4.1) 5 Please provide cross sections showing exactly how the insulation is to be installed in all areas. Please coordinate with the COMcheck Report for envelopes. 6 The septic will require upgrading to accommodate the new offices and residential occupancy. Please show how compliance will be obtained. (2015 IBC 1015) 8 There ate 48" counters proposed to use at the sales counters. A 36" portion of these counters are required to be maximum 36" above the floor for accessibility, Please change accordingly. (2009 ANSI 117.1 904.3.1) 9 Light Type D is specified for the ceiling of the apartment. The ceiling of the apartment is a 2- hour rated assembly to separate the B Occupancy from the R-3 Occupancy. The light fixtures are creating un-protected penetrations in the Fire-Resistive ceiling. Please provide a methodology to protect the penetrations. Some suggestions: Use lights listed to be installed in fire-resistive floor/ceiling assemblies, or detail drywall enclosures around each light, or install listed covers over the fixtures. (lBC Table 1607.1) 1 1 lf the crawlspaces are used for storage, then the storage side shall be protected as required for one-hour fire-resistive rated construction and the doors are to be 1 Ye" solid core self- closing. Please revise drawings accordingly if storage is planned. Sanitary facilities are required to be provided for workers. A list of required inspections will be attached to the plans. The State is to permit and approve the electrical work. https://www. colorado. Oov/pacific/dora/DPO Electrical Plumbinq Permits Underground utility locates is the responsibility of the owner or contractor. 81 1 is the Colorado Utility Locate Hot Line. Drainage across property lines shall not exceed that which existed prior to grading. Excess or concentrated drainage shall be contained on site or directed to an approved drainage facility. Erosion of the ground in the area of discharge shall be prevented by installation of non-erosive down drains or other devices. All backflow preventers are required to be tested and certified by a licensed backflow specialist after installation and prior to issuance of the Certificate of Occupancy. Northwest Colorado Council of Governments (NWCCOG) permits and performs inspections on elevators and lifts. All inspections will need to be performed and approved by NWCCOG prior to any occupancy of the building. I have attached a handout from NWCCOG for your reference. Separate Sign Permits are required for any external signs. Please contact the County Planner for the application. Electrical Code compliance will be determined based on field inspections performed by the State Electrical lnspector, (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspections. The Electrical Code requires a separate Electrical Permit for low voltage fire alarms that has an alarm panel and send a notification to the Fire District when under alarm, if installed. A Rough-ln inspection with the State Electrical lnspector is required (303) 869-3458. Please have the inspector sign the building card or provide written documentation of the inspection. Please provide special inspections reports to the Building Department as specified within the General Notes of the structural drawings. Geotechnical observation is required when the excavation is complete and written verification be supplied at footing inspection, 3500psf. Safety glazing is not designated on the plans. Safety glazing will be checked during the framing and final inspection. (lBC 2406.4) Any membrane and through penetrations of the fire resistive construction will be required to be fire-stopped with listed fire stopping assemblies. The contractor is to provide a cut sheet for the assemblies at the framing inspection. This includes the waste lines from the warehouse thru the 3-hour wall. (lBC 713) A Knox Box is required to be mounted adjacent to the front door. Please contact the Local Fire District for exact location. 108 Eighth Street, Suite 401 Glenwood Springs, Colorado 81601 (970)94s-82r2 The walls surrounding the commercial toilets are to be non-absorbent for a height of 48" and 2' past on each side of the toilet. All accessible door hardware shall have a shape that is easy to grip, including pocket and sliding doors. (ANSI A117.1 - 404.2.6) Grab bar backing is to be in place for all toilets, bathtubs and showers at rough-in inspection. It appears that the ducting in the apartment is below the 2-hour fire-resistive floor/ceiling assembly. Fire-dampers will be required lf penetrating the assembly.
