Hey Cotteen, I have reached out to the engineer to change the depth of the thickened edge or engineer it as an 18"
with the foam board insutation, per another engineering firm tocatty that said that's accepted as wett, l've had
terribte tuck with the engineering f irm that did the originat drawings, it took 23 112 weeks to get the originat ones so
I may hire Dustin Burner to do them if I can't get ahotd of the current one.
I've reached out to correct the Manuel J, they shoutd have that back to me today.
The heating for the tiving space witt be forced air furnace and fuet type witt be propane, which witt be an above
ground tank. Att apptiances witl. be etectric except the f urnace and possibly the water heater.
There is an existing gas/oit pad on our property, it is active and I witt measure actuaI distance do you want straight
line as a crow ftys or distance going from pad to barndo on driveways? l'm pretty sure lt's over a thousand feet or
more.
We have an existing wett and cistern tank, l've attached a copy of the wett permit. The cistern take is fitted from the
we[[ and witt be used for water in the barndo.
There are no existing structures and have never had a tiving space on the property and the barndo witt be used as a
primary tiving space for my wife and I and then if we buitd a house it witt become a tivng space for my mother. lt witt
atways be for private use only.

Hetto! l've compteted reviewing your buitding apptication and btueprints and need a few
corrections and AMENDED detaits before I finish stamping the FIELD COPY and reteasing the
buitding permit for issuance. I further have some questions about your buitding site and existing
conditions, before I can determine /F an AMENDED SITE PLAN witt be required.

LrsT oF CORREGTTONS / QUESTTONS:
1. Ptease have the engineer of record prepare a new footing / foundation design
detail with minimum 36 inches frost depth and al,l, rebar needed to support the
buitding foundation. Garfietd County's locatty adopted buitding resotution requires
sites less than 8,000 ft etevation to have a minimum frost depth of 36 inches. The
detaits shown on stamped drawings do not provide adequate frost protection at our
etevation.
2. Provide an AMENDED MANUAL J REPORTwith corrected WINTER DESIGN
TEMPERATURE minus 2 degrees F. LoopCad2O23 report we received dated March
15,2024 (project 03152024) shows a higherwinter design temperature at 8+
degrees F. We are concerned the system may not be adequate. Garfiel.d County's
locatty adopted buitding resotution requires sites up to 7,000 ft etevation to meet
Minus 2 F. We understand your site is located at approximately 5,500+ feet.
3. No buil,ding heating fueltype is checked on the buitding permit apptication form.
3.a. Request the owner confirm if att of the buil,ding appliances and equipment as
the cooktop range, dryer, garage water heater / boiter are a[[ powered by
ELECTRIC?
3.b. Ptease cl,arify if any natural gas or propane is intended to be connecting to the
barndominium?
4. l'm struggting to understand some notations (and scal.e provided) on the "SITE
SURVEY" sheet 1 of 1 revision 3 dated 2122/2024 -- when comparing to other
materiats in the submitted appl.ication and/or Garfiel.d County's scanned records (ie
eartier grading permit site ptan).
4.a. What is the distance measured in feet from the "existing naturaI gas wetl pad"
to the proposed barndominium site?
4.b. ls the gas wett pad active / in use? Capped / abandoned / no longer operative or
functioning?
4.c. what is the intended source for obtaining potabl,e drinking water to the
residentiat tiving section of the new barndominium?
4.d. is there an existing issued we[[ permit with State of Cotorado Division of Water
Resources / State Engineers Office?
4.e. what is the use / function of the cistern and how does the cistern get fitted?
From what source?
4.f. is there an existing above- ground or betow- ground propane tank near the
buitding site?
4.9. is parce[ 217915300489 currentty vacant of structures containing any existing
habitabte Living use?
4.h. lf there was a pre-existing residence on the property, is it currentty demotished
or otherwise moved from the [ot?
4.i. is the 840 sq ft residentiaL l,iving and 960 sq ft attached garage -- [abeted
barndominium-- intended to serve the tot as the primary residential dwel.l,ing unit by
the appticants?
4.j. lf there is another existing historic dwetl,ing unit on the property, what is the
approximate square feet of the existing home's finished Living space?

4.k. lf an existing home appties to the parcet, what is the distance measured in feet
between the existing home and the barndominium?
4.t ls the current new construction intended for future use as a private residentiaI
dwetl.ing and private use garage for the lot owner's use, their famity / guests? And
NOT for future use as a commerciaI business operation nor place of emptoyment ?
