Clear TIME: SGM JOB NO. 3:30 P.M. 2020-396.001 CONSTRUCTION AGTIVITIES ; I visited the Brettelberg buildings and met with Robert Nail to review a number of areas of concern on the exterior porch beams and columns. Those areas of concern identified and observed are: 1. The second floor porch floor framing ties into the vertical columns on the west end of the A-B building by the stairs. The floor framing has a noticeable deflection or sag. See photo #1. 2. The second floor porch floor framing at the east end of the C-D building connects to the vertical post but has pulled away from the post and the metal clip connector is distorted. See photo #2. 3. Posts along the south side the A-B building have been repaired in the past by splicing the bottom. The bottom ends of many of them are degraded with signs of rot and moisture infiltration. ln addition, some of the post brackets at the second floor framing have been distorted. See photo #'s 3-5 4. A second floor deck panel of the walkway above unit 89 on the south side of the building appears to be fractured. See photo ffi DISGUSSION AND ACTION ITEMS: Repairs are recommended for allfour areas of concern. The recommendations and references to further detailfor each area are: 1. The deflected beams should be lifted to straighten the deck and remove the sag and reconnected to the vertical post. See detail A in the following pages of details for the recommended post bracket connection. 2. The beam should be reconnected to the post with a new bracket beneath it as well as a U-shaped strap bracket for lateral restraint. See detail B in the following pages of details for the recommended connections. 3. The posts with splices at the bottom and any signs of significant degradation should be replaced. A new post base connection with a steel saddle and post connected into the concrete grade beams below is recommended at the base. See detail C in the following pages of details for the recommended post base connection. The replaced posts should be spliced at the second floor level and the brackets supporting the adjacent beams replaced. See detail D in the following pages of details for the recommended splice and bracket connection details. 4. The fractured floor panel should be cut out and replaced. The replacement panel should be supported at the wall of the building by a 4x timber ledger attached to the wall and the adjacent 4x4 beams.
