Good afternoon,
Based on the OWTS record SEPT-3179, the existing OWTS was designed to treat the wastewater from a
totat of three bedrooms. Because the residence remodel, witl, resutt in an increase in the number of
bedrooms from three to four, an OWTS permit witt be required. There are two options:
(a) A new OWTS to treat the tota[ new wastewater votume from the remodeted home. This woutd be a
"New Instaltation" permit.
(b) A modification made to the existing OWTS at the property to treat the totaL new wastewater
votume from the remodeted home. This would be an "Atteration" permit.
The OWTS permit apptication form can be found here. An OWTS professionaI shoul,d evaluate and design
the system for the remodeted home. I have included a tist of OWTS professionats that provide services in
Garfiel,d County. The List is not att-inctusive of OWTS professionats. lt is merety a starting point for you to
determine which provider matches your situation best. Garfietd County does not license or certify OWTS
professionats, and therefore we do not recommend one professionat over another. Contact me with

So sorry, we atl forgot to fottow up on this.
I tal,ked with Rich today and there are currentty 3 bedrooms, 2 upstairs and 1 downstairs. They are
adding 1 to the lower [eve[ for a tota[ of 4.
I have those upper p[ans updated to show the correct floor plan.
He atso has no other documentation on the septic system and nothing has been modified. Rich says
they've never had a problem and empty it reguLarl,y.
What can we do to pass the 4'h bedroom?

Hetto, I've just started the code review for the garcge/ basement remodel, at Lot 28 Panorama Ranch.
Based on the parcel information found on the buitding permit appl.ication form and 2391 16301 028 -- |
was able to search Garfietd County Land ExpLorer fite records and found historic septic permit record
#03179.
Pl.ease read attached #3179.
Based on findings in this record, I am concerned the existing septic system may not adequately serve the
remodel.ed home with proposed totaI of 5 bedrooms'
QUESTIONS / COMMENTS:
1. Has the onsite wastewater Treatment system been upgraded, repaired, reptaced or otherwise
al.tered since construction in 1999?
2. The originat and proposed total. bedroom count factors into how a septic system is sized and the
resutting caPacitY.
Found Buitding Department historic recordkeeping may be somewhat inconctusive -- shows a
switch from finished to unfinished basement or vice versa and an originat bedroom count of 3
bedrooms in historic buitding permit records.
Viewing the recentty drafted 41 .0 main and Lower tevet ftoor pl.ans - a totaI of 4 existing bedrooms
is shown; sheet 41.1 witt bring the lower [eve[ renovated house ptan to total of 5 bedrooms.
